The foundation walls of this family home had been leaking water into the crawl space. While the water was mostly coming through the walls, the dirt floor in the before photo also put the crawl space at risk. Once the family decided they were going to convert the place to a year-round home, they gave us a call to get an encapsulation and insulation installed in the crawl space. The after photo shows the CleanSpace vapor barrier that would serve as the encapsulation. As you can see, the inorganic liner covers both the walls and the floor of the crawl space to keep out any possible leaks. The foam at the top of the wall is a spray insulation called Froth Pak that seals off the crawl space.
Mark had us come out to his home and install a couple things for his crawl space a few years ago but was not ready to encapsulate it yet. This year he was ready to seal the crawl space off and keep the moisture out. His home is older and he just wants to make improvements to protect it. We laid down Drainage Matting which has raised dimples in it. The dimples create a channel for water to flow through if any water gets in and directs it to the sump pump. We also installed CleanSpace which is a thick, durable liner similar to a pool liner. The liner is a vapor barrier that keeps out humidity, pests, and water vapor to keep the space dry. It also keeps the home safe from mold and rot!
Properties with separate structures often run into similar issues with their foundations and the fact that they are not meant to be lived in can make it tempting for contractors to cut corners. When our foreman Blade inspected the sight he noticed the support was compromised to the point that the snow was heavy enough to bend the roof. Blade prescribed a series of SmartJacks to line the wall and restabilize the structure.
SmartJack piers are steel beams designed to reintroduce support to a wall. They are placed strategically along the support and anchored into the ground with poured concrete. The tops are fixed with load-bearing joints that are secured to a support beam. Each SmartJack is adjusted to constantly apply pressure to the initial structural support, this proves a permanent source of stabilization.

This vapor barrier is applied to the walls and floors of the crawl space and has an antimicrobial liner that reduces mold and withstands wear and tear. When these Montague, MI started noticing a musty smell coming from their crawl space, they knew they needed an encapsulation. That musty smell usually comes from moisture and humidity in the crawl space. Dirt floors (like the one seen in the before photo) allow vapor and heat to rise up and into the crawl space.
