A low point where the sun porch met the foundation of this home was causing water to pool and leak into the crawl space. Leaks can cause problems ranging from mold to an unstable foundation, so it was important to reroute the water and waterproof the crawl space.
40 feet of drain tile and a new chimney drain took care of the existing leak. Then we installed the CleanSpace crawl space encapsulation system with drainage matting and SilverGlo insulation to keep the crawl space dry and even create some usable storage space.
A few years back, we helped an East Lansing, MI couple waterproof their basement. They were so happy with our work that when they noticed standing water in their crawl space, they gave us a call to see if we could help them out again. To keep water out, the crew installed a drainage matting and Cleanspace vapor barrier. The vapor barrier can be seen in the after photo. It’s the plastic white liner that encapsulating the crawl space. Underneath it, the drainage matting sits on the crawl space floor to keep water from puddling or standing in one place. If moisture does make it through the drainage matting, it won’t be able to penetrate the CleanSpace barrier, so this crawl space will remain dry. These East Lansing, MI customers were dealing with more than the traditional crawl space issues. For starters, there was a crack running down the foundation that was even visible from the outside. They assumed that this was the reason that water was leaking into their basement. On top of that, groundhogs had started using the crawl space as a home. The before picture shows that groundhogs weren’t the only crawl space visitor, either; spiders were turning the crawl space into their own home as well.
Our CleanSpace liner in the after photo will keep out both sets of creatures. The liner is strong enough for people to crawl across for maintenance without ripping, so the owners won’t have to worry about animals ripping it down to get inside. CleanSpace is also a vapor barrier that won’t allow moisture to pass through, so the basement leaks will also stop. And just in case water was leaking from somewhere else, the Froth Pak spray insulation in the after photo sealed the floor joists and wall joint, closing off all other possible entryways for moisture or pests.
After noticing a strong musty smell coming from their basement and crawl space, this East Lansing, MI homeowners began to be concerned. Their concern turned into disgust when they found out that turning the air or heat on would send the smell up through the home. Musty smells usually come from a combination of humidity and moisture entering the crawl space. The dirt floor and block walls in the before picture are notorious for letting in moisture and outside air, but neither can penetrate the CleanSpace System. The CleanSpace system is a moisture barrier that can cover just about anything, note how it drapes both the walls and floor in the after photo. With the barrier present in this crawl space, musty smells won’t be.
This house had just recently been put up for sale, but shortly after, the owners discovered water in their two crawl spaces. While one crawl space had block walls, the other was protected by insulation. As the water came in, it caused stains to the block walls and puddled on the floor of the other. The before photo shows where the water leaked on the floor. Both crawl spaces were solved using the CleanSpace system, shown in the after photo. CleanSpace is a vapor barrier that is impenetrable by moisture. Neither the current seller nor the future buyer will have any moisture issues to worry about in either crawl space.
