Old Crawl Space
The crawl space before work had started was wet throughout, and there appeared to be some foundational problems. The crawl space needed reinforcement; thus, many waterproofing products and SmartJacks would later be installed!
Drainage Matts
Waterproofing began when the crawl space was cleaned, and Drainage Matts were installed. The black mats seen above, the drainage mats, are dimpled, and as they are laid across the floor, they will direct any water to the sump pump. Since Lorri and Andrew did not have a sump pump, they opted to install TripleSafe, a powerhouse sump pump housing two pumps within one-liner! The TripleSafe comes with various safety features and will efficiently perform any task thrown at it!
Installing CleanSpace
Once the Drainage Matting was laid down, and the TripleSafe was set, CleanSpace was laid down. CleanSpace is a heavy-duty plastic liner that lines the crawl space. The liner creates a moisture barrier that stops water from entering the home and funnels it below to the drainage matting. SmartJacks were also installed to add structural support to the home as certain parts of the foundation were sinking. SmartJacks use load-bearing concrete bases where the jack is set and then cut to the desired height for the crawl space. SmartJacks were an excellent option for the couple to support their crawl space and level their foundation!
Plumbing TripleSafe
Once CleanSpace was laid down and installed, the lines for the sump pumps could be plumbed. The addition of the external battery is there for the TripleSafe as it is connected to the secondary pump in the case of a power outage. Once the TripleSafe was installed, Lorri and Andrew no longer needed to worry about water issues!
Pre-Existing Garage Supports
The supports within the garage were slightly unsound. Thus, the couple decided to have SmartJacks installed in the garage. SmartJacks come in all sorts of heights for any situation!
Utilizing SmartJacks for Garage Support
The photo above does an excellent job of showing how exactly the bases are set. Concrete is torn up, and a hole is dug to pour concrete. The base provides load-bearing capabilities once the concrete is set and dried. Additionally, the steel tubing can be cut to height and was perfect for Lorri and Andrew's garage!
Leveling The Home with Helical Piers
As Justin's foundation appeared to be sinking in one of the corners, the team at Ayers suggested installing Helical Piers. These piers are drilled into the ground as the bottom portion houses earth blades. Once the pier meets the desired depth, it is attached to the home's foundation with heavy-duty steel brackets. Once the piers were in place and installed, the couple's home could be leveled and permanently stabilized, eliminating any structural doubts!
