This homeowner had a wet crawl space with a musty smell. The insulation had black spots on it which she believed may be mold but was not sure. One thing was for sure, that whatever mold was in the crawl space would eventually get worse as long as the space stayed damp. We helped the homeowner with a CleanSpace encapsulation system, a SaniDry CX dehumidifier which works great in crawl spaces, a smart drain, and a new concrete slab outside of the crawl space where there were steps to the home's entrance.

Ground Moisture Evident In Crawl Space

While water wasn't puddled in areas of the crawl space like we often see, the ground was damp. Water vapors can wreak havoc in a crawl space like this over time. A vapor barrier on the floor will help protect the home above for years to come.

Damp Crawl Space Poorly Insulated

This crawl space had quite a bit of insulation between the floor joists but insulation doesn't do much in an open space as opposed to a closed cavity like inside your walls. Air can travel right through it and the paper face can act as food for mold.

CleanSpace Protects Along The Walls and Ground

The durable CleanSpace material is placed on the ground and up the walls and columns to act as a moisture and vapor barrier. Moisture that enters under the CleanSpace layer is directed to the drain and out of the space with the help of a dimpled drainage matting between the CleanSpace and the earth below.

A SaniDry CX dehumidifier works great in crawl spaces without a lot of head room. They are able to move a lot of air through them and successfully remove harmful water vapors from the air.

Sinking Steps Can Cause Problems

The steps leading to the home's entrance were sinking on one side. This can lead to issues with water around the outside of the home as well as the added inconvenience. Laying a concrete slab under the steps was a fix that we were able to make happen for the homeowner.
