Properties with separate structures often run into similar issues with their foundations and the fact that they are not meant to be lived in can make it tempting for contractors to cut corners. These shortcuts can lead to expensive renovations if not careful. Ronald sadly had a bowing brick wall on his garage. When our foreman Blade inspected the sight he noticed the support was compromised to the point that the snow was heavy enough to bend the roof. Blade prescribed a series of SmartJacks to line the wall and restabilize the structure.
SmartJack piers are steel beams designed to reintroduce support to a wall. They are placed strategically along the support and anchored into the ground with poured concrete. The tops are fixed with load-bearing joints that are secured to a support beam. Each SmartJack is adjusted to constantly apply pressure to the initial structural support, this proves a permanent source of stabilization.
Shawn and Brad just moved in with thier daughter about a year ago, but the driveway dropped about four inches. It was separated from the house and had several cracks. CleanSpace Wall System is a moisture barrier that uses a thick plastic liner along basement and crawl space walls to keep them dry and last decades longer. Our customer called with multiple cracks in his basement wall. There wasn't much water coming in, but there was some - and that's the right time to fix the crack. Otherwise, water will degrade the concrete as it continues to leak in, further widening the crack and letting even more water in, and so on and so forth.
We used FlexiSpan to seal the crack; FlexiSpan is a flexible sealant that moves with the crack as the wall naturally shifts, keeping it sealed. A small drain in the concrete below the crack keeps water directed away from the basement floor, and the basement stays dry.
