FlexiSpan Makes a Sale in Grand Rapids, MI

A couple called us after they were instantly sold on this house in Grand Rapids, MI. The bank they were using to finance wasn’t as enthusiastic. Before the bank was willing to move forward, it wanted the cracks in the basement walls filled in. The cracks had allowed in a lot of water seepage and were responsible for the water damage seen in the before picture. Since they weren’t ready to give up on this great find, the future owners started meeting with different waterproofing companies to see what their options were.

We received our call after the couple met with another company who want to solve the issue by filling the cracks in with epoxy and then laying another seal over it. Our FlexiSpan system is also a combination of a 2-layer sealant, but it includes an interior drainage system for maximum protection against flooding. The drainage system was installed below the floor after removing a portion of the concrete slab. Keep in mind that the after photo shows the basement before the concrete was restored. Instead of the leaking water leaving its mark on the walls and floor it ran down, it will flow into the drainage well at the foot of the wall for disposal. The benefit of the two-part FlexiSpan solution is that the two layers create a durable solution without being an eye sore.  First, a polymer was used to fill the crack, much like the proposed epoxy, except FlexiSpan won’t dry out or be disturbed by wall movement. Then, another layer of sealant was overlaid on the crack to keep any water that does leak in away from the visible eye. The water will drain behind this layer into the drainage system. We can’t speak for the bank, but this basement now has the Ayers’ stamp of approval.

Seam Between Wall and Floor Leaking In Grand Rapids, MI Basement

A common place where water tends to get into basements is through the seam where the floors meet the walls. This is due to hydrostatic pressure, that is, the force that ground water puts on the basement walls. The water finds the easiest path to travel and it's often through this seam. The homeowner in this case appears to have tried to use a sealant or caulk of some sort to stop the water from flowing in but it wasn't enough to fight against the hydrostatic pressure. Our team installed came in and installed a WaterGuard french drain system along the wall. The drain system sits below the concrete floor along the base of the walls, right on the footing of the home. As the water enters, the home, it is directed right into the drain system and is carried to a sump pump for removal from the home. This homeowner will no longer have to worry about puddles in his basement. The water will be safely diverted.
