For this home we worked with the person selling their house, the person buying the house, and the realtor managing the entire deal. It can sometimes be tricky to please everyone in situations like this, but luckily everyone involved was great and just wanted the problem fixed.
Tthe problem in this case was a bowing basement wall. Note in the before picture that the wall greatly diverges from the level. This can lead to leaking wall cracks and, ultimately, a wall collapse. But by installing PowerBraces to stabilize and, hopefully, eventually straighten the wall, everyone involved in the house's sale can feel confident that the basement is safe.
This Hastings, MI home was suffering from bowing walls. The initial tell for the owner was the stair-step cracking seen in the before picture. Once the system design specialist confirmed the inward bowing walls, the owner called on our crew to solve the problem.
After selecting to use our Geo-Lock Wall Anchor System as the solution, the homeowner was forced to wait until the ground thawed for production to occur. Once the soil was no longer frozen solid, the crew was able to excavate next to the wall and place the earth anchors into hard-packed distant soil. The anchors were then attached to the wall using steel tie backs and Geo-Lock wall plates, like those pictured in the after photo. Essentially, the anchors will stabilize the foundation while pulling the collapsing wall back to its original position.
Sven has settling of his garage on the corners. He wants to convert it into a living room and then add a second story but the outside corners are cracked and broken. We installed Helical piers to stabilize the failing foundation. The piers have easy, year-round installation so you never have to worry about pushing off the work due to the season. The piers can also help lift the foundation back to the original position!
Paul had some cracks inside and out side of his home. There was a floor joist where the cracks were starting and it was starting to bow. He was worried it would get worse and wanted a solution. We installed Push Piers to stabilize the home. These piers are installed next to the footings and attached with a heavy duty steel bracket and are the best option when soil conditions are unknown to permanently stabilize the home.
Mary found moisture seeping through her stone basement walls and wasn't sure how to fix the problem. After researching her options online, she called Ayers to learn about our concrete repair solutions. We sent a team of specialists to her home to examine the space and recommend a solution. The team suggested installing Shotcrete, which applies a concrete or mortar wet spray through a high-pressure hose to fill a form or repair damaged surfaces. Mary loves the look of her new wall!
