Ayers Basement Systems Before & After Photos

We installed CleanSpace Wall System in the crawl space of Helen's lakefront home a few years ago, and it has worked wonders. Helen told us she has been saving money on her heating bills and the whole house stays much warmer in the winter. She wants this to be her forever home, so there's a few things she wanted to get in tip-top shape. She called Ayers for an inspection and we noticed many of the supplemental beams were rusted and falling apart, and the floors were beginning to sag. Our crew determined that we would need to replace them with SmartJacks to stabilize the foundation. 

SmartJacks are steel supports that balance the foundation of the crawl space, lifting it to its original position. They can be adjusted so the home will never shift out of place. We anchor them into the ground with poured concrete, and regular flooring can be placed on top.

This 70-year-old home in Portage had sagging floors that felt springy and uneven, thanks to years of DIY support using wood planks and cinderblocks in the dirt crawl space. The customer knew they needed a more permanent solution to avoid further structural issues.

Ayers installed SmartJacks with a supplemental beam to reinforce the floorboards from below. We excavated the soil and backfilled with engineered fill to create a solid foundation for the SmartJacks. Now, with the floors stable and even, the homeowner can finally enjoy their living space without worrying about shifting supports.

After years of wanting to fix her driveway and walkway, this Portage, MI customer finally made the right decision and gave Ayers Basement Systems a call. The sinking concrete was sloping and creating large gaps in the walkways. The combination made the walk up to this home a dangerous trip.

When concrete begins to settle like this, the best solution is an injection of PolyLevel. The waterproof foam is injected below the slab to stabilize the ground where soil has failed. The foam then expands into the voids that the sinking concrete created and raises the slab. Our crews are experts when it comes to Polylevel, so they know exactly how much to inject to level off the slabs. Thanks to those experts, walking in and out of this house is as it should be: worry-free.

This Portage, MI customer became interested in encapsulating and insulating his crawl space after noticing a musty smell traveling through his home. Smelly crawl spaces are usually a sign of moisture and humidity mixing together and giving rise to gross air. As bad as that smell is, it’s not even the worse part. These adverse conditions can mean another unwelcome guest in your crawl space, mold. And unlike the uncomfortableness that comes from musty smells, mold can mean real structural damage to your home. To make sure that didn’t happen to this home, the crew traveled to Portage and got to work on the encapsulation.

The white liner in the after photo is a moisture barrier called CleanSpace. Designed to be impenetrable by vapor or humidity, it’s the perfect product to keep out that smell. Any outside air can have a negative effect on crawl spaces, so it’s best to keep that air where it belongs – outside. The vapor barrier was paired with bright SilverGlo wall insulation and air tight vent covers - both not pictured -  which are designed to keep only quality air inside. With a fully enclosed crawl space, smells, energy efficiency, and humidity won’t be a problem anymore.
