The homeowners had owned their home for eight years, and during that time, the support structures in the crawlspace had deteriorated significantly. Traditional support options, like piering, were considered but would have required extensive and costly renovations, including ripping up their deck, floors, and kitchen subfloors, which was impractical.
Smart jacks were installed to stabilize the crawlspace effectively without invasive renovations. Fred and Caroline have tried many DIY methods to waterproof their basement. Walking downstairs and seeing water on the floor AGAIN, was the final straw. They called Ayers for an inspection and we determined that WaterGuard would work best to waterproof their home.
WaterGuard is a sub-floor waterproofing system that collects water that leaks through the walls and keeps dirt away from the foundation . It is installed along the perimeter of the basement and on top of the footing of the foundation. Concrete is poured on top and regular flooring can be placed on top.
Fred and Caroline were so glad to have their lives back and grateful they never have to worry about a wet basement again.
Jack was working on finishing his basement when he started to notice some moisture coming in along the cove joint. Knowing that ignoring it would only mean a bigger problem later, Jack made a call to Ayers Basement Systems and together we came up with a plan. In his basement, we installed a DryTrak baseboard drain pipe system that sits directly on the basement floor along the perimeter walls. A waterproof epoxy holds the system tightly to the floor, directing the flow of any incoming moisture through the track until it finds it ways in to the crock of the sump system where it can be safely removed from the home. Now Jack can continue to finish the basement without concerns of mold or rot in the building materials over time.
Every spring this home would struggle to keep up with the water that leaked into the basement after the snow thawed. There was already a sump pump in place, but it wasn’t capable of discharging the necessary amount of water to keep the basement dry. After the crew installed a perimeter drainage system that would direct all leakage to the sump, the owner also thought it would be a good idea to upgrade the sump pump system as well. The sump in the after photo is one of our more dependable sump pump systems, the SuperSump. Luckily for the owner, the basement only leaked during extreme weather, so it made sense for him to go with one of our more cost-effective sumps that would provide full protection only when needed. It was the perfect upgrade to complement the rest of this Muskegon, MI basement’s new waterproofing system.
