If you have a crack in your basement wall, call a basement company. Foundation cracks are rarely just cracks and often indicate a larger problem. In this case, a contractor tried to simply fill a wall crack with epoxy, but the leak causing the crack didn't really care and continued to leak and, therefore, crack.
We installed the FlexiSpan crack repair system, which seals the crack and remains flexible enough to accommodate any shifting in the surrounding soil.
The customer originally called about a window replacement, but when we asked him if there were any water issues resulting from the existing window, he said that the crawl space did seem damp.
In addition to replacing the window in the Michigan basement, we did an encapsulation with CleanSpace to prevent ambient moisture from entering through the crawl space and insulted the joists in the ceiling.
This customer from Haslett, MI had a disaster of a crawl space after many years of wear and tear and needed a renovation. We had just the thing.
We installed our patented CleanSpace crawl space encapsulation system. This system will make sure to keep this customer's crawl space free of dirt, cold air and water for years to come. As an added bonus, CleanSpace is made with anti-microbial properties that prevent the growth of mold.
This Haslett, MI home was built right next to a lake, and as a result, the crawl space had been dealing with a lot of moisture issues. The high water table caused the dirt floor in the before photo to be constantly moist, with occasional standing water depending on the season. The owner wasn’t sure how bad the crawl space had gotten because she hadn’t looked at it in quite a while. However, she did have a friend who helped install some insulation down there and thought that might be a small trace of mold there too. The CleanSpace liner in the after photo will do away with both moisture and mold. It is impenetrable by moisture, and since mold can’t grow without moisture, it won’t be a worry either. Even the damp dirt floor will be completely unnoticeable with the CleanSpace system installed.
Cracks in basement walls can be difficult to waterproof when conventional sealants don't stick well and cracks move and expand. We've helped many homeowners who have tried to waterproof cracks on their own with no success.
Our team does inject sealants into the crack but this is only a first line of defense. We also excavate a small area under the crack creating a drywell a few gallons deep that water will eventually flow into and leach back into the soil. The drywell is filled with crushed stone and the concrete on top is replaced aside from a small gap at the base of the wall where the water is allowed to seep in. The crack is covered with a foam followed by a mold and mildew resistant layer on top. The foam creates a space between the wall and mold resistant layer where water can flow freely into the drywell in the event that the sealants begin to fail. The homeowner will never have to worry about puddles. They'll likely not even know whether the crack is leaking or not. The shop vac can now have a much needed break.
