A low point where the sun porch met the foundation of this home was causing water to pool and leak into the crawl space. Leaks can cause problems ranging from mold to an unstable foundation, so it was important to reroute the water and waterproof the crawl space. 

40 feet of drain tile and a new chimney drain took care of the existing leak. Then we installed the CleanSpace crawl space encapsulation system with drainage matting and SilverGlo insulation to keep the crawl space dry and even create some usable storage space.

Our customer called with water in the basement that was wrecking the floors and the walls. They wanted to take care of the water problem, of course, but at the end of the day they also wanted the basement not to be an eyesore.

John wanted to install an egress window into his foundation. After looking around, he decided to call Ayers to look over his options. John decided to have a window WellDuct Drain installed into the egress windows. The window Drain is attached directly to the base of the window and will allow any water pooling up by the window to be collected by the drain. Last, John decided to install a cover and lid by his window. A cover for the window will stop any erosion from the ground and will keep an opening for the window if it ever needs to be used. Lastly, the cover will keep anything out of the window as it will be sealed off!

Randy realized the home's drainage system was not up to handle the amount of water that naturally surrounds the home. Randy decided to install a TripleSafe sump pump to manage the water, a WaterGuard system to control any water that the pump cannot handle, and a CleanSpace lining to protect the home from further water damage.

 

TripleSafe is a trusted sump pump at Ayers due to its three levels of security. The first level is a powerful motor that has a high water capacity. The second level of security is a reserve motor that activates if the water surpasses a certain level on the initial motor. The third level of security is a backup battery that only activates if the home losses power. 

 

WaterGuard is a system of draining channels that are connected to the home's sump pump. The channels are installed under the foundational floor and covered with poured concrete, making it invisible to the naked eye. Moisture in the home is a danger because it can invite microorganisms that consume organic material like wood (wood found in the support works of a home). If too much wood is degraded then the home's support is compromised and a major risk factor.  

 

 

 

Crawl Space Cracks Lansing, MI

Gary noticed a large unsightly crack in his home's crawl space walls and did not want to take risks so he contacted Ayers. After our resident foreman Blade could inspect the area he realized the issue was from the foundation settling.

 

To remedy the issue Blade decided to have his team install Helical Piers on the home.

 

Helical Piers are a tool trusted by Ayers due to their non-intrusive nature compared to other foundational repair systems. The piers are long screw-shaped drives that are driven deep under the home at an angle. The drives keep going till they pass the weak soil and find new firm ground. The tops of the piers are capped with load-bearing caps that provide a flat surface for the home to rest upon.

Daniel noticed some curvature in her basement walls and water entering from the base. Not wanting to wait and allow for further, she contacted Ayers to find a solution. Our resident foreman Randy was able to inspect the area  and discovered the point where water was entering the home. To help the home manage the flow of water properly, Randy and his team installed a WaterGuard system.

Saving a Condo Basement

This condo Association takes great pride in how they treat their residents. When one of their units began to show signs of cracks, they contacted Ayers to have a professional standard.

 

Our resident foreman Randy was able to inspect the area and did not think intrusive repairs were needed. Instead he installed PolyLevel to help seal cracks and even the flooring.

 

PolyLevel is a spray foam polymer that expands and moves under cracked concrete. The polymer is waterproof and levels the ground as it spreads. It is important not to wait because Polylevel can only be sprayed at temperatures above 40 degrees. When the Winter comes not much can be done and the weather can make the damage worse.

Sump Pump line Mod

Pam noticed her system failure light on when her pump failed to remove water from her home. Confused, she contacted Ayers. Our resident foreman Randy was able to inspect the area and noticed the pump was not the issue. The discharge line that the home had was not installed by Ayers and was not equipped for the winter months. To solve the issue, Randy did light maintenance on the home's initial pump and installed an IceGuard modification.

Fixing a Leaky Crawl space Before a House can Sell in Lansing

Victoria and Josh were excited to put a large home up for sale but had to halt when they ran into crawl space issues. Seeing the water come from the crawl space they knew they should call professionals like themselves. When Evan, our foreman here at Ayers, arrived he was able to identify the source of the water inside the home. Luckily the water was a recent issue, so there was no structural or foundational damage to assess.

 

Evan discovered that the pumps in the home were not equipped to handle the level of water entering the home. Even though the unit is equipped with a sump pump, the positioning of the home makes a high water yield inevitable. The solution he proposed and used was to install a WaterGuard system and an IceGuard modification for the winter months. Due to the location of the water, Evan also insulated the rim joist.

 

The WaterGuard system is installed with the ground of the foundation, creating channels that siphon water the pumps could not handle outside of the home. IceGuard modifications go above the pumps, preventing ice from blocking the pumps and causing an overflow. As a final touch, Evan and his team insulated the wood support of the home. With water inside the home, it is important to prevent mold from forming. The best way is to seal away anything mold could use as a food source.

Sealing Leaky Windows and Walls in Lansing, MI

Victoria’s basement windows had been leaking water down to her carpet floor. Water can dampen and destroy carpet floors, sometimes even causing mold. All the damage couldn’t be traced back to the windows, though. The poured concrete walls below the windows were also leaking. Our system design specialist went out to Lansing, MI to create a plan that would help do away with Victoria’s leaking water and protect her finished basement.

First up for the crew was cutting away the damaged and leaky drywall. Once the crew had access to the drywall, they attached the ducts to the wall below the windows. The ducts will then funnel the leaking water to the drainage system below the foundation floor. For the other cracks in the walls, the crew installed our FlexiSpan system. With two flexible layers of polyurethane that stand up to water, wall leaks won’t threaten Victoria’s home anymore. The first layer plugs up the leaks and the other creates a drainage layer that leads to the perimeter drainage system just like the window well duct. The perimeter drainage system the crew used was our WaterGuard. It sits in the floor and wall joint around the entire basement and collects any water that runs down. Once all of the water is in the WaterGuard system, it will then be pumped out by one of our most reliable sump pump systems, the SuperSump. Victoria’s finished basement is now fully protected from leaks and floods.

Full Waterproofing System Protects a Family in Lansing, MI

Carol’s basement was a disaster. It was damp, smelly,  and she was pretty sure she there was mold down there, as well. It had become too much to deal with. Not that anyone wants to live above a moldy basement, but Carol’s grandchildren would regularly visit the home, and the last thing she wanted was for the mold to affect them, too. She originally called us back in September of last year for a solution but decided to back out before the installation took place. After a few months passed and the basement’s conditions continued to worsen, she knew that she had to do something about the problem.

One of our system design specialist met with Carol at her Lansing, MI home and spent the day going over the possible solutions to eradicate the mold from her home and keep it out. What they settled on was a full waterproofing system. The water that was causing the dampness and mold in the basement was leaking through Carol’s walls and then flowing down to the floor. DryTrak sits around the perimeter of the basement and will catch any water that follows this pattern. Once water is in the system, it will flow to the SuperSump, capable of discharging over 2,000 gallons of water per hour, and be pumped out. As the water flows through the discharge line, it will have 2 options for disposal. The goal is for all water to make it to Carol’s lawnscape outlet and be deposited into the yard. But if the lines freeze over during one of those Michigan winters, the IceGuard protective shield will spray the water away from the foundation as soon as it exits the basement. The complete system took two days to install, but it will protect Carol and her grandchildren for years to come. 

Putting a Stop to a Leaky Walls in Lansing, MI

Colleen recently noticed that her Lansing, MI home had water coming through the basement walls and her floor was damp. She gave us a call to hear about her options, and we sent out a system design specialist to help her out.

It’s one of our most reliable sump pump systems, capable of discharging over 2,000 gallons of water an hour. Colleen’s basement is now permanently protected from leaks and dampness.

A Unique Temperature Problem Fixed in Lansing, MI

Maria and Monell from Lansing, MI gave us a call because they had been dealing with basement issues. Other than the wet basement floor, their home was dealing with a unique problem: each room was a different temperature. All in all, Maria and Monell were looking for both a waterproofing and an energy efficiency solution.

First up for the crew was tackling the water issue on the basement floor. Maria and Monell weren’t able to locate the source of the leak when they checked the basement themselves, but they could see water puddling. The typical solution for this is a perimeter drainage system that will sit in the floor and wall joint and collect water. Once inside of the drainage system, the water needs a place to go for discharge. In this case, it’s our most reliable sump pump system, the TripleSafe sump, which the crew installed. The crew was able to trace the cause of the temperature differences to humidity, most likely from the moisture leaking in.  Our SaniDry XP dehumidifier operates in temperatures much lower than most dehumidifiers, meaning it can continue to manage and control moisture when other systems could not. With better control over humidity comes better control over temperature. Thanks to the wide range of the SaniDry the temperatures of these rooms won’t only be even, they’ll be ideal. 

Solving Flooding Problems Once and For All in Grand Rapids, MI

Jon had given us a call last year about his repeatedly flooding basement. The flooding wasn’t a surprise, especially when you consider that the flooring of the old house was cracking so much there were spots where Jon could see tree roots and dirt. After meeting with one of our system design specialists, Jon decided to wait and see if he could solve the problem on his own. When the water issues showed no sign of going away, Jon knew he needed to ask for help.

Our system design specialist took another trip out to Grand Rapids, MI and immediately saw that the current solution – an old floor drain - wasn’t going to cut it. One small difference between Jon’s basement and many of our other perimeter system projects was that he had a monolithic floor, meaning the most efficient way to capture that water was with an above floor system. Our DryTrak perimeter system is exactly that. The system sits above ground, and once water is captured into the pipes, it will be directed to Jon’s new SuperSump for discharge. The SuperSump system is one of our most reliable sump pump systems and will discharge the water at a safe distance away from the foundation through a lawnscape outlet.
