This Traverse City couple wants to finish their basement and add bedrooms for their kids. Before doing that, they knew that there were some projects that needed to be completed first - adding egress windows and encapsulating the crawl space. The egress windows allow for a safe exit in case of emergencies as well allowing more natural light into the area! For keeping the crawl space dry, we used Drainage Matting and the CleanSpace Vapor Barrier. Drainage Matting directs the flow of water, if any, to the sump pump and the CleanSpace keeps out water vapor.

Insulating a Crawlspace for Peace of Mind in Traverse City

Water is a major danger to a home's foundation. Water invites bacteria that eat organic material like wood in support structures and crawl spaces. The bacteria generate mold spores which consume and corrode more wood till the home's support integrity is dangerously compromised. Major Crawl Space and Foundation Repair

Mr. Templeton needed major work done on his crawl space and foundation. His home was showing clear signs that the structure was suffering from settling foundational soil. Our foreman Randy and his team at Ayers were able to devise a list of treatments to bring stability back to the structure.

among the treatments was a TripleSafe sump pump paired with a WaterGuard draining system to handle the water and a set of helical piers to reintroduce stability to the home's foundation.

The TripleSafe pump is equipped with 3 levels of security to ensure the system does not get overworked during heavy water flow. Along with the main engine are a backup motor and a battery on reserve that keeps the pump working at all levels of flooding. If the crawl space floods faster than the TripleSafe can pump then the WaterGuard system takes over. The channels divert any access water outside of the home, preventing the TipleSafe from being overwhelmed.

The helical piers are large steel rods with screw-shaped ends that are strategically placed along the outer parameter of the home. The rods are pressed into the ground with hydraulics until they find stable ground. The rods are capped with concrete blocks that create a flat surface that can carry the weight of the structure. The piers are a permanent stabilizer for any home's foundations and less invasive than most methods.

Gloria decided to she wanted to encapsulate her crawl space. We began by installing our CleanSpace Liner. The CleanSpace Liner is made of a durable plastic, similar to a pool liner, that separates your crawl space from the earth.

Don and Yvonne of Traverse City, MI had plans to sell their home within the next year. They were all set to move forward with the process, but they weren’t sure what role their out building - and more importantly the bowing walls inside of it - would play. Don and Yvonne noticed the problem after seeing multiple cracks in the building. They saw large stair step cracks, which is typically reason enough to suspect a bowing foundation, but the cracks in cement foundation on the outside also helped to convince them. The building was built into the side of a hill 30 years ago. When our system design specialist came out, he discovered that the walls had bowed about 6 full inches inwards since then. Foundations bow when the soil adjacent to them begin to expand and push against the walls. In this case, it was the soil in the hill that the building was built in. The crew wanted to do their best to guarantee that those walls wouldn’t crumble or affect the sale of the home. So, they used one of our most effective solutions against bowing walls – GeoLock Wall Anchors.

The Geo-Lock Anchor system works by attaching wall plates inside the building to Earth anchors in dependable soil. Using steel rods as tie backs, the system will halt the inward motion of the walls. The hill had taken quite a toll on Dave and Yvonne’s building, so much so that the crew had to use 10 different wall plates and anchors. Even though it was a tall order, the Geo-Lock System was able to put a stop to the bowing, and in time, may even return the walls to their original position.
