Foundation Repair Photo Album: Failing Slab Foundation in Delton, MI

The slab foundation beneath this Delton, MI home had fallen victim to years of settlement. An addition built in the late 70's was sinking in the corner of a bedroom and large cracks had developed in the floor, leading the homeowner to spring into action and call on our foundation repair to fix the problem. The home was also experiencing some settlement along the center of its two car garage which we were able fix as well at the same time. Not only was our team able to prevent further sinking but by using helical piers advanced several feet in the ground to competent soil, we were able to lift the foundation, in many places bringing it back to its original position.

Bedroom Corner Sinks Causing Foundation Cracks

The corner of this 1970s addition has experienced such a significant amount of settlement that large cracks appeared in the floor. The damage is also very evident in the area where the walls and floor meet.

Garage Beams Highlight Years of Settlement

The end of these beams found between two large garage doors have begun to show the signs of settlement. A gap at the bottom of the left beam is visible as the sinking slab is causing the beam to pull away from a stud that it, at one time, fit snug against.

Minimal Excavation Was Required Around Sinking Delton, MI Home

Around basements, helical piers can require fairly minimal excavation to install. In the case of this slab foundation even less excavation, only a few small holes, was necessary to get the job done.

Strong Piers Take On The Home's Weight

Helical piers that had been driven deep into competent soil were then fitted with heavy-duty foundation brackets. These will support the weight of the home, can lift it in many cases into its original position, and provide a "once and for all" solution.

Exterior Of Repaired Home Looks Like New

This sinking corner has been lifted into its original position, leaving no signs of an issue from the exterior. The holes required for the piers were filled in so that on the surface, you would never know that we were there.

Piers Support Sinking Garage Foundation

Part of the driveway is excavated to make room for one helical pier between the garage doors. Once the pier is in place and the foundation is raised, the hole is filled in and new cement is poured replace the what was dug out and match up seamlessly with the existing concrete.

Garage Beams No Longer Experience Gaps

The beams that previously showed gaps in middle of the garage are now flush with the center stud as they originally were. The pier below the foundation immediately under these beams was able to successfully lift the slab into its correct position.
