Foundation Repair in Grand Rapids, MI
Challenge
Rachel noticed the east wall in her basement starting to bow outward last year. She didn’t give it attention and assumed it wouldn’t get any worse. Unfortunately, the problem escalated quickly. The largest issue was in the finished area of the basement, where the bowing caused the drywall to crack. Previous attempts to fix the problem had failed. After months of frustration, Rachel called Ayers to get the project done right.
Solution
The bowing walls were corrected using Foundation Supportworks’ patented Geo-Lock Wall Anchors. These work by connecting two steel plates together with galvanized anchoring rods. One steel plate is placed in the soil away from the foundation wall, while the other is attached directly to the bowing wall. An added benefit to using Geo-Lock anchors is the possibility to tighten the anchors, allowing the wall to straighten over time.
Rachel’s home had poured concrete walls and needed five Geo-Lock anchors placed along the east wall. 12”x26” wall plates were used on the interior wall while 16”x26” earth anchors were used outside. The crew worked carefully throughout the entire project because the basement was finished and needed to remain clean. The project took two days and eliminated Rachel’s worry of a basement wall collapse.
