Repairing a Basement with Water and Foundation Issues in Beaverton, MI
Challenge
Problems with your home are stressful in the best of times, but downright intolerable when life is already hitting you hard. This was the case with a customer who called for help repairing the basement in her mother’s home. Her mother had passed away and she needed to get the house’s problems taken care of. One wall was bowed and she described the basement as “always wet.”
The project, since it included both waterproofing and foundation work, involved coordinating two foremen and their crews. The waterproofing phase was first and was followed a week later with the bowed wall repair.
Solution
We installed WaterGuard below-floor drain in order to effectively collect and route the water to the sump pump. We also installed cross-tile to the pump to circumvent the multiple low points in the basement and ensure all water would be evacuated. With the waterproofing system in place, we used Brightwall panels on the leaking walls to give them a clean appearance and also add another layer of water protection. Inorganic and waterproof, Brightwall panels can be tied right into the WaterGuard so any incoming water flows directly to it.
Once waterproofing was complete, one of our foundation crews came in and installed PowerBraces on the bowing wall. These steel beams are secured at the floor and the rim joist to ensure total coverage and prevention of further bowing, and can be tightened over time to hopefully straighten the walls.
Our customer made the right move by calling us to solve the home’s water and foundation issues. With these problems taken care of, she has avoided future headaches when selling the home and freed up her time and energy to deal with other things.
