The Crawl Space Inspected
The crawl space didn't look too incredibly bad at first. There was no puddling or sitting moisture. That doesn't mean that problems didn't exist. A closer inspection proves this.
Rusted Metal Fasteners
The framing between the insulation on the crawl space walls had areas of rust. This rust is a clear sign of humid air and while it may appear small or insignificant, its definitely something that should be addressed.
Moisture In The Rim Joists
The rim joists always present a major opportunity for humid air and moisture to enter the crawl space. Here, signs of extreme moisture and possibly even mold are evident.
High Moisture Content In Floor Joists
The floor joists here show the signs of high amounts of moisture at various times in the past.
Dimple Matting Installed
To begin the moisture barrier installation, we first begin installing dimple matting on the floor. This dimple matting facilitates the flow of water through the crawl space to the low spot, where a sump system can remove that water from the crawl space.
SmartSump Prepared
A SmartSump system in the crawl space collects any incoming moisture and pumps it out away from the home. This features a 1/3 hp Zoeller pump, a floor drain, and an air tight lid that prevents musty smells.
Discharge Line Buried
The discharge line for the sump system is buried in the yard. Any grass or soil removed is placed in buckets to prevent any unnecessary damage to the yard during the installation.
IceGuard Fixture Protects Home
An IceGuard fixture next to the home provides an escape for moisture during the cold winter months in the event that the discharge line becomes frozen and blocked up. Without the IceGuard fixture incoming moisture would back-up into the crawl space rather than being pumped out.
Buried Line Completed
The finished discharge line is clean and neat. The landscape outlet blends with the lawn and is easy to mow over. Little to no damage is done to the yard.
Moisture Barrier On The Walls
A thin but strong moisture barrier is placed on the walls next. Many homeowners that attempt to construct their own moisture barriers often don't consider the walls and most diy fixes don't fasten well to the walls in the first place.
Finished Crawl Space Much Brighter
The crawl space wasn't all that intimidating to look at in the first place but the finished space is just clean, bright, dry, and not at all an intimidating space. Our CleanSpace Material is seamlessly installed throughout and is even wrapped around the piers to create one complete moisture barrier.
Spray Foam Applied To Rim Joists
The rim joists are spray foamed, sealing off a final major entry point for moisture and humidity. We now have ultimate control of the moisture content in this crawl space.
SaniDry Sedona Installed
The SaniDry Sedona dehumidifier is energy star rated and can remove up to 100 pints of water from the air each day. This unit should help maintain safe humidity levels in the space while depositing any captured water right into the sump system.
