Crawl Space Repair Photo Album: Very Wet Crawl Space Encapsulated In Greenbush, MI

This crawl space had some pretty severe issues with moisture. Sitting water was evident in the crawl space and there was no surprise that mold was evident as well on the support beams and floor joists. We used our Moldx solution to clean the mold from the wood surfaces. Next, we installed a drain tile around the perimeter to safely direct water to the drains rather than allowing it to pool in the middle of the space. We then installed SilverGlo insulation on the wall to help with energy saving, reflecting heat back into the crawl space during warmer months. We then put dimple matting on the floor to facilitate water flow to the 2 new pump systems that we installed. Over top of the dimple matting, our rugged CleanSpace material is installed to create a moisture barrier. Finally, a SaniDry Sedona dehumidifier, continues to remove harmful water vapors from the air and keep the crawl space at a safe humidity level. The crawl space is now much healthier and the air is cleaner. It's going to be a very noticeable difference in the home above.

Water Pooling

Just taking a quick look in the crawl space, it's clear from the pooling water that there are significant moisture issues that will need to be addressed.

Mold Present Throughout

Mold was present on many of the floor joists and support beams. High humidity creates a great environment for mold growth and organic substances like wooden building materials are great food for mold.

Mold Cleaned Up

The mold along floor joists and support beams is cleaned with our Moldx Solution to create a much safer and better smelling space.

Drain Tile, Insulation installed

The drain tile around the outside helps to safely gather and direct water out of the crawl space before it can pool anywhere. SilverGlo insulation on the walls creates greater energy efficiency.

Dimple Matting Laid

Dimple matting helps water move freely to the sump systems rather than becoming trapped.

Two Sump Systems Installed

We installed two sump systems with battery backups. This provides ultimate protection in that if one pump fails, the other sump system will continue to work. Both have a pump that operates off of a marine-style battery so that if the power goes out or the pumps aren't keeping up, these pumps can kick on and continue to keep the crawl space dry.

Discharge Buried

On the outside of the crawl space, the discharge is buried in the yard. Grass and soil are put into buckets to minimize damage to the yard. IceGuard fixtures on the outside of the home give water an escape in the event that cold weather causes freezing and blocked discharge lines.

SaniDry Sedona Keeps Safe Humidity Levels

The SaniDry Sedona dehumidifier is energy star rated and incredibly efficient. It does well to clean the air and keep the humidity in the space at safe levels.

CleanSpace Material Protects

CleanSpace material was laid out throughout the crawl space. This 20mil material is not easily ripped and attaches to walls better than other crawl space poly materials, making it more reliable. The finished space is dryer, cleaner, and brighter.

The CleanSpace material is even wrapped around all piers and up fixtures as seen here to make sure that the system is complete and provides reliable protection.
