Open Sump Pump Isn't Efficient
The crawl space was far too large with too many low points for a single sump pump to be enough. Also, the open top of the sump pump left it vulnerable to clogging or damage from debris.
Rotting Support Beam Endangers House
Exposed to high humidity over a long period of time, wooden beams like the one shown here will begin to crack and rot. With their structure compromised, the stability of the home becomes questionable.

Moldy Support Beams
Mold is another concern in a wet crawl space. Among the bits of old fiberglass insulation stuck to the beam, you can see the discoloration of mold riddling the beam.

Drainage Matting Allows Water Movement
The dimpled surface of the drainage matting creates just enough space between the CleanSpace and the ground for water to flow more easily to the sump pump.
Wrapping Support Piers
We encapsulate the crawl space by covering the walls and floor with CleanSpace, but we also wrap support piers to protect them from ambient moisture. Water can travel through blocks and dissolve minerals present inside - over time this can weaken the structure of the blocks.

The SaniDry Sedona dehumidifier will keep ambient moisture at bay, preventing wood rot and mold.

In addition to supplemental beams, we used SmartJack crawl space support posts to add stability to the support beams.
New Sump Pump Controls Water in Crawl Space
We installed new sump pumps in the crawl space in order to keep incoming water under control.
Spray Foam Insulation Seals Crawl Space
Once the CleanSpace is in place, FrothPak spray insulation is used to fill in any small gaps at the top and seal off the rim joist.
New Crawl Space Access
We installed a new, airtight crawl space entry access to further protect it from water and debris.
Discharge Line Installation
The discharge line, with Iceguard at the house to prevent water backup in the event of a frozen line, and a Lawnscape outlet at the end to allow water to flow out without getting clogged, is installed and ready to be buried.
Buried Discharge Line
Once the discharge line is installed, we replace the sod to restore the lawn.
Vent Covers Protect Crawl Space
In addition to encapsulating the inside of the crawl space, we install vent covers to eliminate entry points for water, debris, and critters.
