Crawl Space Repair Photo Album: Lake Home Crawl Space Encapsulated In Trufant, MI

This lake home crawl space passed inspection during the home buying process but there was some moisture in the space. The homeowner wanted to get ahead of any issues and clean up and waterproof the space before any real problems emerged. Our plan for the space was a 4-part approach. We trenched out and installed a drain tile along a wet portion of the crawl space. This tied into a new SmartSump system to removed that moisture from the crawl space. We also installed drainage matting and used our durable CleanSpace material over top for encapsulation. Finally, we fought against any lingering moisture with a SaniDry CX dehumidiifier. This crawl space will be much drier and safer now and the homeowner will not have to worry about it the same way going forward.

Efflorescence On The Walls

The white chalky substance on the walls is efflorescence. As water seeps through the blocks, it brings with it minerals from the blocks, sediment, and mortar and deposits it on the interior surface of the blocks.

Wet Paper Is Food For Mold

Paper or cardboard on the floor of the crawl space has been continually wet over time. This is a great surface for mold growth. These are the types of things we hope to contain.

Drain Tile Installed

This drain tile is installed along the base of a heavy water area to try to capture as much water as possible and direct it to the sump pump for removal from the crawl space.

Super Sump Removes Moisture

A SuperSump system is installed to remove any moisture from the space and direct it a safe distance away from the home.

Discharge Line Dug Out

When digging out the discharge line, grass is removed in large chunks that can be easily replaced with minimal damage. Dirt is put on plastic to keep it from harming the lawn.

Grass Replaced Over Discharge Line

Once the discharge line for the sump pump is in place, dirt is back filled and the chunks of grass that had been lifted are replaced. The lawn is minimally damaged.

IceGuard Offers Winter Protection

In very cold weather, discharge lines can become blocked with ice. To protect against backups due to this freezing, we put IceGuard fixtures alongside the house on the discharge line. This give water an escape in the event that an ice blockage occurs.

Drainage Matting Installed On The Ground

Dimpled matting on the ground aids in the flow of water of the low points. This is the first step towards encapsulating the space.

CleanSpace Material Brightens Space

The durable CleanSpace material is installed on the ground and up the walls to create a complete vapor barrier. This will keep the space as dry as possible, for years to come.

SaniDry CX Dehumidifier Protects From Water Vapors

The SaniDry CX dehumidifier removes water vapors from the air, keeping building materials dry and free of mold This unit self-drains into the sump pump for safe removal of whatever moisture it captures.
