Crawl Space Repair Photo Album: Damp, Moldy Crawl Space Receives Makeover in Burt Lake, MI

This crawl space was in need of a serious makeover. Moisture, mold, rot and dampness filled the space due to three common problems we often see in crawl spaces. The first problem is that the exposed dirt floor in the space lets water vapor easily enter and occupy the space, leading to high humidity levels. The second problem is that the crawl space is vented, which allows any outside elements into the space, creating even more moisture. The final problem is that there was no way for any existing water to be collected and pumped outside of the space. In order to fix these problems we installed the CleanSpace plastic liner and vent covers to seal the space off from the outside. We also installed a SmartSump sump pump to eliminate any water that enters the space and a SaniDry CX dehumidifier to wring the damp air dry. Lastly we installed FrothPak spray foam to make sure the space is fully insulated.

Vents Do Not Belong in Your Crawl Space

If you are already experiencing a damp crawl space, don't add vents to the mix. Vents allow outside elements (rain, snow, hot/cold & humid air) into your crawl space, which contributes even more to the moisture problem.

Fallen Insulation

With such a high percentage of moisture in the air, traditional fiberglass insulation becomes saturated and falls to the ground. This will no longer insulate your space and because it is made of organic substances, it is likely mold growth will occur.

Mold Growth on Organic Materials

The high relative humidity in this crawl space created the perfect environment for mold to thrive in. Most crawl spaces have some sort of organic materials in them, especially wood, which in this case was taken over by mold.
