Inefficient Sump Pump in Okemos, MI
The sump pump shown isn't effective for multiple reasons: 1) There isn't a drainage system tied into it, which means water is only getting there by the grace of gravity. 2) It doesn't have a lid, which makes is susceptible to getting clogged with debris, critters, etc
Measuring Wall for WaterGuard Installation
We measure the wall to find the height it will need to be cut back to. In this case, things were a little easier because we were removing most of the walls to repair the water damage from the foundation cracks anyway.
Cracks in Exterior Foundation Wall
You'll get a close-up in the next photo, but for now, see if you can spot the crack allowing water into the basement.
WaterGuard Installation in Progress
After the floor is drilled and a space is created for the WaterGuard, we install and secure the drain track. Note that while the entirety of many of the walls have been removed here, we only NEED to cut a few feet away in order to install the system.
Walls Before BrightWall Installation
The walls were taken down to the studs for BrightWall installation. You can also see the dried concrete from our previous WaterGuard installation.
Close-Up of Foundation Crack
This crack is one of the major culprits of the water leaking into this condo's basement. We'll use Sentry Seal to shore it up on the outside, and a waterproofing system to guide and effectively remove the water from inside.
TripleSafe Sump Pump Installation in Progress
By installing a new TripleSafe sump pump, we can tie the WaterGuard system right in and guarantee that the water will be funneled to the pump and then removed through the discharge line.
WaterGuard Installation Completed
After the WaterGuard track is installed, we pour new concrete to restore the floor. Don't worry, it'll dry lighter (you'll see in a later photo).
TrenchDrain Installed in Troublesome Corner
We installed a TrenchDrain in a particularly troublesome corner of the basement to add some extra oomph to the draining capabilities.
TripleSafe Sump Pump Eradicates Water Issue
By installing a TripleSafe sump pump, our customers can sleep peacefully without threat of a flooding basement.
WaterGuard Inspection Ports Assist in Service Needs
By installing inspection ports (the light gray spot in the concrete) along the WaterGuard, we can easily access the track in the event that the system needs to be flushed or otherwise serviced.
Restored Floor After Drying
This is how the floor looked when we returned to install the Sentry Seal and BrightWall panels. I told you it would lighten up.
Sentry Seal Used to Waterproof Foundation from the Outside
By applying the Sentry Seal membrane (it's the black stuff), we can seal off cracks in the foundation from the outside to prevent them from allowing water into the basement. This is a bit of a process, since we have to excavate down to the base of the foundation, but it's worth the peace of mind.
Restoring the Yard After Sentry Seal Excavation
After we've put the Sentry Seal in place, it's time to replace all of that dirt we moved to get to the foundation. Foam boards are placed between the Sentry Seal and the backfill for extra protection.
