Basement Waterproofing Photo Album: Waterproofing a Lakefront Home in Pentwater MI

Whitney and Deborah inherited this lakefront home from an aunt and want to pass it on to the kids when they are older. They are hoping this home lasts for generations and can be kept as a family home. There were some water issues in the basement as well as some sagging main level floors that needed to be addressed first. We waterproofed the home with the DryTrak drain system to collects water that runs down foundation walls and sends it to the sump pump. The drain looks like a clean baseboard too so no hideous drain in the area! We also installed the TripleSafe sump pump since the system they had was not keeping up with the amount of water which led to standing water in the basement. We also installed the SaniDry XP to keep the basement dry, air filtered, and the home odorless. The last thing we installed for waterproofing was the CleanSpace Wall System to act as a vapor barrier to keep out moisture and keep the home dry and prevent mold or rot. To address the unstable floors, we installed the SmartJack Crawl Space Support Posts. These attach to the floor joints and are cemented to the flooring of the basement. These posts are always adjustable in case the home needs it, providing a permanent solution to the sagging floors.

This is what the basement in the home looked like before Whitney called us to come up with solutions to the issue. Her sump pump was not keeping up with the water intrusion so it was causing flooding.

You can see the different colors on the foundation wall, the darker color on the bottom are signs of water. To keep the home lasting for generations, she needed a waterproofing system to cover all the issues.

Installing the Drain

DryTrak is getting installed as the first step to a dry basement. This is a perimeter drain and collects the water that runs down the wall to send to the sump pump.

Wall Coverings Create Clean Looking Spaces

The clean white of the walls is the CleanSpace wall system. It gives a bright, clean look to the unfinished basement and keeps out moisture. This wall system also has UltraFresh attached which prevents the growth of mold!

Floor Support

In the back corner you can see the dehumidifier which helps to keep the basement dry and the home free of mold and rot. The metal posts that you see are SmartJacks which stabilize sagging floors and raise them back to the correct level. They are also adjustable which provide the home a permanent solution.

Once the drain is installed and the SmartJacks are adjusted, the concrete is restored to all areas in the basement. The discoloration is due to the concrete not being dry yet but once it is, the basement is dry and ready to be used once again!
