Mold was growing on the floor and walls in this basement.
Sump Pump Can't Keep Up
The existing sump pump had a few things working against it. One, no matter how good the pump is, if all of the water isn't being routed to it, it can't do its job. And two, without a cover on the pump, it's vulnerable to damage and being clogged by debris.

Finishings Hide Water Damage
It often takes longer to discover water problems in finished basements because smaller problems are hidden by flooring and wall coverings. Peeling back the carpet here shows staining from incoming water.

Tying WaterGuard into the Sump Pump
The only way to ensure that the sump pump discharges water is to have a perimeter system tied into it. That's what we do with our WaterGuard system.
Floor Restored
With new concrete poured, the floor will be back to normal once it dries. Note the WaterGuard inspection port toward the top of the photo - that's all the evidence of what's happening below.

Installing the Discharge Line
We place the discharge line to work with the grade of your lawn and ensure that water isn't flowing back to the house. Installing a Lawnscape outlet on the end of the line allows us to bury it.
Iceguard Prevents Winter Water Backups
In the event of a frozen discharge line, the IceGuard system allows water to escape through the grates rather than back up into the house.

Once the line is in place, we can replace sod and bury it. This Lawnscape outlet is the only sign that it's there.
