Saving a Finished Lansing Basement from Water
Challenge
Water is not something you want in your basement ever, especially when the basement is finished. It can cause a lot in damages to furniture or the basement finishings or ruin things you had stored down there. In addition to the damage costs, the incoming water can cause foundation issues in the home.
Adella has a finished basement in her 1970's home. There had recently been a bunch of rain and water leaking into the space. She knew this had been an issue for the past few years but this time there was more water coming in than usual. To save her basement finishings she called us to install some sort of waterproofing solution. She was nervous since she didn't know where the water was all coming from and that the solution would be out of her budget.
Solution
Our System Design Specialist, Michael S, found that there was a crack in the wall where water was seeping through. He created a solution that would keep water out and fit within her budget!
Since she already had a sump pump in her basement, we added the WaterGuard system which works with the sump pump to keep water outside of the home. WaterGuard is a perimeter drain that is installed under the floor but above the footer so that it won't clog. It collects the water that seeps in and sends it to the sump pump. To fix the crack and stop the water, we used FlexiSpan Wall Crack Repair. This crack repair sealant is waterproof and designed to move with the wall to make sure the crack is sealed even when there is movement in the wall. It is smooth against the wall so it can easily be covered by basement finishing products.
