Ellen & Virginia, homeowners in Lansing, MI began growing increasingly worried when water started making its way through one of their basement walls. Ellen & Virginia knew their basement troubles were not going to go away. They decided it was time to call in the basement waterproofing experts. We diagnosed the issues in Ellen & Virginia’s basement and prescribed WaterGuard to fix the problem. Installed along the home's footing, beneath the concrete, WaterGuard collects water along the base of the perimeter walls and safely directs it to a sump pump for removal from the home. With this home not having a sump pump, additionally we installed a Triple Safe sump pump to make the WaterGuard functional. TripleSafe is a safeguard feature that includes the use of three pumps to ensure this basement will stay dry, even in power outages and severe weather events. In the case of heavy water or primary pump failure, the second and more powerful pump will kick in, if there is a power outage the battery powered UltraSump will take over. With this installment, the water issues that have plagued Ellen & Virginia’s basement should surely be a thing of the past.

WaterGuard to the Rescue

To begin the WaterGuard installation process, concrete is removed at the base of the walls to expose the homes footing. Once the concrete is removed, the WaterGuard drain can be set into place and drainage stone is then filled in around it to allow for maximum drainage.

The Need for a Triple Safe Sump Pump

We discovered another issue plaguing Ellen & Virginia's basement was the lack of a sump pump. This is why the Triple Safe sump pump was installed.

The Smart Jack is a Smart Idea

To meet our friend's needs, we installed three Smart Jacks to stabilize their homes beams. The Smart Jack is a supplemental support system for crawl space applications. The Smart Jack effectively supports sagging beams and floor joists caused by, a length of span greater than spanning capability, floor load increased after construction, exceeding design values, and weakening over time due to high moisture and rot.

Beyond just a dry basement, Ellen & Virginia wanted a beautiful basement too! To make their dreams become a reality we installed this high-quality B2B paneling.

The Finishing Touch

After the drainage stone has been laid around the WaterGuard, concrete is replaced over top. The wall flange creates a small gap that allows moisture from the walls and cove joint to freely flow into the drain. Once the concrete has been replaced, this floor is once again seamless. The WaterGuard system goes virtually unnoticed and is a welcomed asset to the home. The Triple Safe sump pump is level with the floor and close to the wall making it minimally invasive of the useful space in Ellen & Virginia's basement.
