As is often the case, our customers had a few problems on their property, but it was the settling of their gardening building that prompted them to call. When the garage door for the building stopped closing properly, their contractor discovered that the support slab was cracked and the floor had sunk 2-3" in places. The culprit? Likely the nearby irrigation system, which helped the soil wash away and destabilized the foundation.

They also had a few leaning retaining walls and some slabs in their driveway that had shifted and settled, but at this time their main focus was the garage.

We used GeoLock Wall Anchors and PolyLevel to raise the slab and stabilize the walls, rerouted some drainage to circumvent the soil washout, and made plans to return in the future when they were ready to proceed with the other issues.

We were called to inspect a rental property in Allendale that had high rates of water accumulation where the walls met the floor. We discovered that the floor was monolithic - that is, the floor and footer were poured together in one piece rather than separately - and so we needed to use a special waterproofing system.

Because monolithic floors are a floor/footer combination, they're much thicker than traditional floors, so jackhammering them takes forever and creates endless dust. So instead of the traditional WaterGuard installation, we used the DryTrak drainage system. DryTrak installs above the floor and looks similar to baseboard. It collects water from the floor/wall joint and directs it to the sump pump for discharge.

Along with the DryTrak, we installed a new sump pump and put IceGuard and a Lawnscape outlet on the discharge line to prevent backups and allow the line to be buried.

Sara K. of Laingsburg, MI dealt with a moist crawl space that was fostering mold before she called us. There was a constant humidity in the entire house, as well. Mold and humidity can create serious health issues like asthma and serious home issues like sticking doors and windows.

Tom K. of Laingsburg, MI had a home inspection done a few weeks ago and found moisture on the floor next to the foundation wall. He didn't know where the water was coming from and needed a permanent fix.

Todd M. of Laingsburg, MI has cinderblock basement walls. Before calling us, there were both vertical and horizontal cracks in the basement walls probably caused by bowing. With the house being built in the 1970s, Todd reached out for professional help.

Our solution to Todd's problem would prove to be the installation of the PowerBrace foundation wall repair system. PowerBrace is a foundation wall repair system that stabilizes tilting, bowing, or buckling basement walls. The system uses steel I-beams that secure to the joists above the wall.

With this installation, Todd had no need to worry about a failing foundation any longer. 

Bob felt his crawl space was getting really cold in the winter and really hot during the Summer. It was always dusty and full of spiders. His house was built in 1952 with cement block walls and a sand floor.

We installed out CleanSpace liner and drainage matting. The drainage matting is installed to separate the crawl space from the earth. This customer's home was plagued by a continuously damp basement and unstable foundation walls which had started to bow. We immediately set out to remove all water from her basement by installing our SuperSump Pump which removes water from the basement floor and our SaniDry Basement Air System - a high capacity dehumidifier that removes moisture from the air to help her basement stay and smell dry and clean.

We also installed GeoLock Wall anchors to stabilise her foundation walls that were severely bowing. These anchors are large steel plates attached to the affected walls and attached to an outside, smaller underground anchor embedded in stable soil via a steel cable. These anchors can be tightened over time to hopefully straighten the affected wall(s). 

Brian's sidewalk that leads up to his house had sunk so he called our team for leveling help. We installed PolyLevel, a waterproof and long-lasting system designed to fix concrete slabs that have sunk. It uses a polyurethane foam that expands and has a high density in order to lift the concrete slabs back to their original level. The process is quite simple and is done by drilling small holes into the concrete and then inserting the foam into the holes.

Robert was experiencing cracking in his retaining wall and bowing foundation walls. This is likely from the pressure of surrounding soil changing with various weather conditions. Our team came out and installed GeoLock Wall Anchors. The Geo-Lock Wall Anchor System repairs walls that are sliding inwards, bowing, or buckling. A wall anchor will be installed inside your home and extend outward towards stable, hard-packed soil around your home to anchor it in place. Greg had some concrete slabs that were settled and cracked that he wanted to be leveled. We used PolyLevel to lift and level the concrete slabs that had fallen. PolyLevel is an injectable foam that goes under the concrete to raise it back to the correct level. It is waterproof and stable so it won't get washed away or react with the soil below. It cures in about 15 minutes so the installation won't be inconvenient to the homeowners. To seal the cracks and stop debris from getting under to degrade the concrete from below, we used NexusPro. This sealant is designed to withstand harsh weather conditions, won't crack or bubble, and dries in a fraction of the time of other sealants. 

Walt had a foundation wall that was bowing due to the earth pushing on the wall, it had moved a lot in the past 6 months. He put temporary support up to keep the wall stabilized until he could find a permanent solution. We used GeoLock Anchors to support the falling wall and help to return it to the original position. GeoLock Anchors extend beyond the home into the hard, packed soil outside the home. They use the strong soils to brace the wall to prevent movement. The installation has minimal disruption to the yard, does not damage the basement wall, and does not take up usable space!

Ruth called Ayers after noticing issues with his drainage system and water leaking into his basement. We sent out a crew to inspect these issues and it was determined by our System Design Specialists that our WaterGuard, TripleSafe Sump Pump, and IceGuard products would be the best solution here.

WaterGuard is a subfloor drainage system installed to ensure water and dirt is directed away from your foundation and instead flows to the sump pump. Concrete is then poured over this drainage system to conceal it and you can have regular flooring installed over this as well if desired. Next, the TripleSafe consists of three pumps that fit in one liner that work together in keeping water out of your basement. The first pump will be the main pump at work while the second is there for backup, and the last pump is battery-operated meaning it will turn on in emergency power outage situations. Lastly, the IceGuard was installed for the outdoor drainage line to ensure this doesn't freeze up in cold weather. It will eject any water away from your foundation.

Ruth was relieved to have these waterproofing systems installed to ensure no more pesky water leaks!

Allison noticed Major cracks in her basement walls and gaps between the walls and the floors. Not sure of what to do, she contacted Ayers for help. Our resident foreman Evan was able to inspect the area and discover the earth beneath the home was settling.

Marty needed work done on his sump pump as it was taking on grey and groundwater. The city instructed Marty that the system needed to be separated; thus, he contacted Ayers to figure out a solution. Megan contacted us at Ayers Basement Systems to have her foundation inspected. Our team concluded that her foundation walls were bowing due to the foundation settling. Once the plate inside the wall is bolted and tightened, the system will pull the wall back into place and stabilize it permanently!
