The crawl space of one of our former customers was beginning to fall apart when we received a call. Charged with keeping the floor of your living space stable and upright, the crawl space is one of the key factors to a foundation. When it begins to sink, it puts the entire home at risk. Because he had used our services to waterproof his basement in the past, the homeowner knew that Ayers was the right place to look for crawl space help as well.

The crew took a trip to Williamston, MI with 7 SmartJacks – essentially no different than a car jack but with the strength to raise an entire floor. After laying the jacks on the crawl space floor, they were raised to a height that would restore the floor joists (crawl space ceiling) to their original positions. The strength of SmartJacks, which can hold over 60,000 pounds, will help keep both this crawl space and the entire home protected.

Unfortunately, as time goes on, concrete walls begin to crack and our customer Charles H. witnessed just that. Based on their material, concrete walls allow moisture to seep into basements and cracks just make it easier. We used our FlexiSpan to repair the crack in his wall. FlexiSpan seals the crack and has a built in backup strategy in case the seal fails. Also, FlexiSpan, as its name suggests, is flexible. It moves with the wall so no amount of wall movement will cause it to leak again.

Job Stories From Williamston, MI
Securing Cracked Wall in Williamston, MI, Apartment Complex

Cheryl is a property manager at an apartment complex, and she noticed the walls outside were cracking and didn't want them to cave in, so she researched and called Ayers for help. Our crew of experts visited the location to assess the problem, and they recommended installing GeoLock wall anchors. The wall anchors are made of galvanized steel and fastened to the compromised wall. A ground anchor is placed away from the house in undisturbed soil and connected to the wall anchor by a steel rod. Cheryl feels much better knowing the wall is secure!

Williamston, MI Driveway Fixed!

A customer in Williamston came to us with issues in his driveway. He kept hitting bumps that made getting into the garage an annoying task. Unlevel slabs of concrete are a red flag that that surface needs some concrete repair. We can fix unlevel concrete through PolyLevel.

PolyLevel is a polymer injection that is injected into the concrete to level it and make it stronger. PolyLevel worked to raise and level out the concrete slabs while dealing with the weak soils below that were no longer able to hold the weight of the home above. We drilled multiple small holes into the concrete slabs in order to inject them with a polymer material that expanded to lift and level out the concrete. Once injected, the system only needed about 15 minutes to fully cure and the slabs were then stabilized and lifted to their proper level, and stronger than ever before. Now, this homeowner will not have to worry about this ever again.

CleanSpace Encapsulation Eliminates Moisture in Williamston, MI Crawl Space

This homeowner contacted us because he was concerned with the musty smell coming from his dirt floor crawl space. The walls of the space were cement block and there was a sump pump to control any water issues in the area, although moisture was still an issue.

Our team of experts decided to install the CleanSpace system to encapsulate and seal the crawl space off from unwanted moisture. We first installed drainage matting on the base of space to help water easily make its way to the sump pump. Next we covered the entire area with the waterproof and vapor proof CleanSpace liner to ensure the space was sealed off from the outside environment. The last step in this installation was using FrothPak spray foam to seal and insulate the porous concrete walls. This insulation does not absorb ambient moisture and is resistant to mold growth, unlike traditional fiberglass insulations.

PowerBraces Stabilize Bowing Wall in Williamston, MI

This customer had a block wall in her basement on the outside wall that needed to be addresses before further damage occurred. The foundation looked like someone tried to repair it in the past, but the wall continued to shift over time.

We installed the PowerBrace system that supported the basement wall and works to eventually straighten it over time. Strong steel I-beams were installed vertically on the wall, which acted as braces to hold the wall securely in place. The beams were coated in zinc to prevent corrosion and they used a joist reinforcement method that transferred the weight of the wall evenly across the ceiling to ensure the system did not interfere with the floors above.

FlexiSpan Sealant for Cracked Wall in Williamston, MI

Michele S. of Williamston, MI had a crack in her basement wall – and a crack in a basement wall can let water into the basement. Mold can grow, paint can peel, and other problems are sure to follow if a crack like this is not remedied and water is prevented from entering the basement. Thankfully for Michele, we had a solution.

We used our patented FlexiSpan cracked-cement sealant. FlexiSpan is flexible and moves with the natural shift of the foundation wall to provide an everlasting waterproof seal. This simple yet effective system is the perfect fix for a cracked wall.

PowerBrace System Saves Bowed Basement Wall in Williamston, MI

Karen T. contacted us because her block basement wall was beginning to bow inward. She was looking for an effective solution that would stabilize the wall and prevent any further shifting. For this project we installed the PowerBrace system to hold the wall in place and prevent it from bowing inward any further. We removed a small section of the flooring at the base of the wall to install the steel I-beams. The beams stretched the length of the wall and were then securely attached to the floor joists above. This system acts as a brace to hold the wall in place while possibly aiding in the overall straightening of the wall. The owner also received a tightening kit that is used to tighten the braces as the wall begins to shift back to its proper position.
