Extensive Foundation Repair & Basement Waterproofing in Potterville, MI

Ann noticed cracks in the foundation of her unfinished basement. The cracks were so bad that she could see daylight shine through. Needing the problem solved fast, she contacted Ayers to examine.

Once our foreman Blade was able to inspect the area he noticed other issues like gaps around the window and bowing in the walls. Blade prescribed GeoLock Anchors and Carbon armor to correct the walls and seal any openings.

GeoLock Anchors fix this issue by pulling the wall back into place. GeoLock is installed by excavating the ground around the perimeter of the home. Anchors are placed along the outside of the now exposed basement walls and held in place with steel drives. On the other side of the wall, a large metal plate is aligned with the anchor and bolted together. The bolt is tightened till constant pressure is pulling the wall into place.

CarbonArmor permanently stabilizes foundational walls. Using a fiber-reinforcement polymer, which is as strong as steel yet 10 times more flexible, the strips adhere to the wall and stiffen over time. CarbonArmor works best when the problem is caught early, and sadly does not seal away water.

Our customer recently met with Ayers last year for a sump pump installation and now have discovered a common occurence...walls bowing in.  Walls that bow in are caused by moving soil that the house sits in.  Soil actually moves a lot more than we think, everytime it rains, it shifts slightly.  Using wall anchors called Geo-Lock, we are able to keep the walls stable by hooking it to the soil outside of the house.  Our customer also chose to add Hide-A-Way anchor covers; Now the basement walls are stable as well as looking neat and clean.  

Eric P. of Potterville, MI had a sinking sidewalk on the front of his home that was affecting the front porch. On top of affecting the porch, a sinking slab makes for a unattractive sight and a serious tripping hazard, so Eric gave us a call.

We used our patented PolyLevel injection foam for this project. PolyLevel is lightweight yet durable and is much better at permanently raising a slab than mudjacking. We start by drilling small, penny-sized holes into the concrete slab and use those holes as access points for which to inject the foam through. After the foam is under the slab, we refill the holes and make the drilling look like it never even happened. 

Darl V. of Potterville, MI had wet spots all over his basement. Water was leaking in with no remorse, and Darl had to put a stop to it. So, he gave us a call.

We installed two of our favorite products: the TripleSafe sump pump system and the WaterGuard French drain system. The TripleSafe is a sump pump that provides three levels of protection against water leakage. Whether it be normal water supply, heavy volumes of water, or in the case of a power outage, this sump pump will keep your basement dry. For normal water supply, the Zoeller ⅓ horsepower pump functions. At a heavier level, the Zoeller ½ horsepower pump activates. In the case of a power outage, the UltraSump backup sump pump will pump water on a backup battery.

The WaterGuard works hand-in-hand with the TripleSafe. WaterGuard rests below the basement but above the foundation footing, collecting water that seeps into the basement from the walls. Once this water is collected it is redirected to the TripleSafe to be pumped up and out of the home.

Our solution? The SuperSump premier sump pump system and the WaterGuard French drain system. We started out this project by installing the SuperSump. The SuperSump is a sump pump specifically designed to keep your basement dry for long periods of time. Capable of pumping 2,220 gallons of water per hour, it is suitable for heavy water intrusion.

We then installed the WaterGuard system. WaterGuard is placed below the basement floor and above the foundation footing, collecting water that seeps into the basement from the walls. This water is then directed to the SuperSump to be pumped up and out of the basement. This seamless process ensures a dry, comfortable basement.

We used our patented FlexiSpan polyurethane crack sealant for this job. FlexiSpan secures snuggly to the crack to provide a long-lasting, waterproof seal. And on top of that, this sealant is flexible enough to move with the nautral shifting of the foundation wall and stay waterproof as ever.

We used our patented PolyLevel injection foam to lift his slab back to its original place. PolyLevel is lightweight and proven to be better than mudjacking. First, we drilled penny-sized holes into the slab, providing any entryway for the PolyLevel. After injecting the foam, we refilled the holes, making the project very non-invasive. 

Jeffrey and Sherry had a new addition put on the back of their home almost 20 years ago. Sadly, the installation didn’t go over as smoothly as they would have liked. They had begun to notice foundation issues on the walls opposite of where the addition was added and the floor of the addition. After booking an appointment with us to solve their waterproofing problem a few weeks before, Jeffrey and Sherry called us back out to see if we could also give their foundation the boost it needed.

When the addition was installed on the back of the home, the new foundation was placed in weaker soil than the rest of the house. While it wasn’t noticeable at first, the soil had begun to settle from the weight of the foundation. The sinking foundation was the cause of the cracked concrete floor and walls. To repair the sinking foundation, the crew went out to Potterville, MI with five SmartJacks and steel reinforcements for the floor joists. After using the steel beams to create a new base, the SmartJacks were laid in the crawlspace on top of a concrete fill and used to boost the entire addition upwards. Since the Smartjacks are now resting on top of concrete rather than unreliable soil, the foundation will remain leveled.
