We receive a lot of calls from people as they begin trying to sell their homes. Mostly because they want to make sure that everything is as presentable as possible. The call from this listing agent was no different. The house was going up for sale, but it had two cracks in the foundation that she wanted to have taken care of first. When our team needs to repair smaller cracks in basement walls like these, we use FlexiSpan sealant. The sealant is double layered, with the first being injected into the crack to seal it up permanently - no matter how the wall shifts or moves over the years. The layer on top of that is a drainage layer. Any water that does somehow permeate the initial seal will be directed to the new drainage point that the team installed at the foot of the wall; You can see the darker shade of fresh concrete where the system was installed in the after photo.

Rosemary called ues becuase she has been having water issues during heavy rain in her basement for 25 years. The water that gets in is not a ton but there is enough to where she can not finish the basement or reso the flooring. We installed the WaterGuard system which is a drain system that is installed under the floor to collect the water seeping in. The water that is collected get sent to the sump pump to be expelled outside of the house.

The home had an unstable foundation with sloping floors, gaps in the stone walls, and moisture issues in the crawlspace, leading to potential structural damage and pest problems. BrightWall and WaterGuard Installment Saves Portland, MI Basement

SaniDry XP Dries Basement in Portland, MI

Creg L. from Portland, MI experienced his basement walls leaking water during heavy rains -- water would puddle on the floor. The home was built in 2005 with poured concrete walls. Where the down spouts are, in the corners of the basement, there was some mold due to moisture.

SuperSump and WaterGuard Saves Basement in Portland, MI

TripleSafe is a sump pump that provides three levels of protection against water leakage. Next, we installed the WaterGuard French drain system. WaterGuard rests below the basement floor and above the foundation footing, collecting the water that seeps in from the basement walls. WaterGuard then directs that water to the TripleSafe to be pumped out of the home.

We have a few things to look at. We have a full basement under most of the home with water seeping into the walls in two places. One sump pump is on that end but water no longer enters the holes drilled into the crock. We also have an extremely wet, weird crawlspace under the remaining portion of the house. It's dug down around the perimeter and there's a sump pump there as well. That sump pump runs very frequently- cycling every 30-40 seconds in heavy rain. The crock is undersized. Probably related, the slab by our garage is also sunken enough to prevent the garage door from closing. So there are a few things to look at.
