The moisture on the floor of the before photo had come through the cracks in the foundation walls. It was a newly purchased cottage on a lake, so water naturally ended up flowing towards the crawl space. To block it out, the crew installed the vapor barrier in the after photo. The CleanSpace vapor barrier is impenetrable by moisture, and since it can cover both the floor and walls, there’s nowhere for water to enter the crawl space. In fact, even the piers were wrapped with the barrier. CleanSpace is also inorganic meaning that water won't have any negative effects, like mold, on it. No matter how much water comes near this cottage crawl space, it won't have any more problems.

This homeowner contacted us because he had a bowed basement wall that was worsening over time. The home was a rental property that was vacant at the time and also up for sale, so the issue needed to be fixed as soon as possible. We installed the effective PowerBrace system to stabilize the wall and potentially help push it back to its proper position. We installed the steel I-Beams at the base of the wall and attached them to joists above the wall. The system was secured into place with steel brackets and once tightened, the wall was immediately stabilized. We also made sure to reinforce the joists in the home to alleviate some of the pressure that was being exerted on the failing wall.

A customer that lives in Coldwater, Michigan had a basement counter that was taking a besating from the outside enviornment. Water was making its way through the basement with ease. Fortunately, we had just the fix. We installed our Cleanspace technology to do the job. CleanSpace is a 20 mil thick plastic liner that fits to the crawl space to completely seal the home from the earth. Polyester cord reinforcement allows for a lot of durability, to make it last longer than the home will. This liner also contains an antimicrobial additive to prevent mold. This liner should also be combined with CleanSpace vent covers to insulate and seal the air out. So, now water doesn't stand a chance to destroy this basement.

Our trained specialists visited her home to examine the basement and see what we could do. They recommended a process called Shotcrete, which applies a concrete or mortar wet spray through a high-pressure hose to fill a form or repair damaged surfaces. Phyllis was concerned about the cracks forming in her driveway's concrete slabs, as they were protruding out and could be a tripping hazard. She researched her options and called Ayers to learn about our concrete repair solutions. We sent a crew of professionals to her home to inspect the driveway and recommend a solution. They suggested using PolyLevel, an improved mudjacking system that injects polymer foam underneath the slab through pea-sized holes and expands to raise it back to the desired level. Phyllis is relieved to have a flat driveway!
Joseph had noticed that his home was unaligned with its foundation and wanted to see if anything can be done. He contacted Ayers and had our resident foreman Evan inspect the home.
To help reintroduce support within the home Evan had a set of SmartJack peirs installed to stabilize the home.
SmartJack piers are metal beams placed strategically along the structure's supportive rim joist. The bottoms are anchored into the ground with poured concrete while the tops are capped with load-bearing joints that are attached to the rim joist. The entire pier's height is adjusted till there is constant pressure being applied, reintroducing support to the entire framework.
This Coldwater, MI home had several concrete slabs outside of the home that were unleveled due to settlement. The home’s driveway, front and back porches and the sidewalk leading up to the home were all sinking and in need of a proper stabilization system.
We installed the PolyLevel system to stabilize and level the slabs. We first drilled multiple small holes in pre-determined areas on the slabs. Those holes were then injected with specialized polymers that combatted the weak soil issue below the concrete that initially caused the areas to sink. The polymers expanded to lift and level out the concrete slabs, while ensuring full stabilization support.
This Coldwater, MI home had water entering in one corner of the basement at the cove. He re-routed his down spout and said it helped a little, but the problem still continued.
Our team of experts decided to install the SentrySeal system to prevent water from entering the home through an exterior foundation crack. For this installation we had to excavate the landscaping outside of the problem wall in order to apply the seal on the outer side of the wall. Once the soil was removed, we applied the SentrySeal membrane onto the wall, which ensured water was unable to enter the home. The soil was back filled and the homeowner no longer had to worry about a wet basement.
This customer called because the west wall in his basement was bowing inward. The home was a rental property that was vacant at the time but also up for sale, so homeowner wanted the issue fixed for prospective buyers.
To stabilize the wall, we installed the PowerBrace system. We first needed to reinforce the joists above the wall before the system was put into place. This reinforcement method alleviated some of the pressure on the wall to prevent it from bowing any further. Next we installed the powerful, galvanized steel columns directly onto the failing wall. One end of the column was installed in the flooring at the base of the wall and the other end connected to the reinforced joist above. The system was tightened and secured into place with steel brackets, which completely stabilized the wall.
Mike S. owned a cottage in Coldwater, Michigan with a sidewalk that was sloping toward the house. There were no cracks found at the time, but the homeowner wanted the problem fixed before the sidewalk continued to settle.
The PolyLevel system was installed to level the sidewalk and prevent it from settling again in the future. We started the installation by drilling several penny-sized holes in the sidewalk. The holes were then filled with specialized polymers that expanded to lift the concrete back to its original position. The polymers are extremely lightweight, which addressed the weak soil issue that caused the sidewalk to settle in the first place, so the homeowner didn’t have to worry about it sinking again in the future.
Barbra L. called because slabs outside of her home were sinking. The home was built on a hill with a walk out and there were concrete slabs that take you down level by level with stairs attached. The slabs were sinking and caused the stairs to separate from the concrete wall.
To lift the slabs permanently and fix the cracks we installed the PolyLevel system and NexusPro joint sealer. For the PolyLevel installation we drilled several penny-sized holes in strategic areas on the sinking slabs. Next we filled the holes with lightweight, high-density polymers that expanded to lift the slab. Often times, slabs sink due to weak soils that could no longer hold the weight of the slabs and anything else on top of them. The polymers were injected past weak soils and are light enough that extra weight will not affect the soil and cause the slab to sink once again.
Several cracks had formed due to the settlement of the slab. In order to seal the cracks and prevent them from shifting any further, we used NexusPro joint sealer that we filled each of the cracks with.
Barbra will no longer have to be concerned about the condition of her slabs and can enjoy her outdoor space without worry.
Pam & Joe R. came to Ayers with the concern of sinking floors and possibly encapsulating their crawlspace. We did their neighbors crawlspace and that peeked their interest in hiring us. After a thorough inspection, it was decided that SmartJacks were the best solution to the sinking floors. In the end they installed, Drainage Matting, CleanSpace, and a SaniDry to ensure total dryness.
