Saginaw Home Upgrades Basement for Additional Space

Josh and Laura, who have two young children and are expecting twins, decided to finish their basement and add a bedroom downstairs to accommodate their oldest son and the new additions to their family. They needed to install an egress window to make the bedroom in the basement compliant and safe for their son. They also addressed water problems by installing a full-perimeter waterproofing system in the basement. With these changes, Josh and Laura can now confidently put their son in the basement, feel assured about his safety, and make room for the new additions to the family.

Installing a GeoLock Anchor in a Saginaw Basement

Mr. Oshay was looking to redo a fixer-upper. The boarded up windows were a sign to Mr. Oshay that he had his work cut out for him. When he invited our foreman Evan in for an inspection, Even noticed a large number of cracks in his basement brick walls. The Cracks had progressed to the point that 2 of the walls were already bowing.

To remedy the issue, Evan and his team installed a set of GeoLock anchors. The outside of the bowed wall is excavated where a steel anchor is driven into the ground, and on the other side is a flat metal plate. The plate is bolted to the cracked wall and attached to the anchor on the other side. Once the pieces are aligned, the connecting screw is tighter till there is constant pressure being applied to the wall. The pressure corrects the wall and holds it in place, making it a permanent solution to Mr. Oshay's wall problem.

Step Cracks in a Saginaw Basement

Mitchell noticed a large number of cracks on his basement brick walls. Not wanting to take any risks, he contacted Ayers. Upon arrival, our foreman Randy was able to listen to the home owner's concerns and inspect the area. He found bowing on many of the walls and prescribed GeoLock anchors to correct the problem.

GeoLock anchors are installed by digging out the soil outside of the cracked wall. A large metal anchor is secured in place and reburied. On the opposite side inside the home, a large metal plate is alined with the anchor and tightened till constant pressure pulls the wall back into place and permanently holds it there.

Project Location: Saginaw, MI
7 acre property drains down to a low area near the old house, raising the water level in the soil. From there it leaks through the basement floor and walls. I want to waterproof the basement, but feel like we should solve the drainage of that low area first. I've found one end of a 160' drain tile that leads from the low area. Can you tell if is blocked and if the other end is connected to anything? Also, the foundation of the old coal room looks to be separating from the rest of the basement.
