Protecting a Redford, Michigan Basement from Water Intrusion with a Waterproofing System

Van wanted to ensure his tenants were comfortable in his Redford, Michigan rental home. However, persistent moisture issues, musty odors, and visible efflorescence on the basement walls raised concerns. The failing sump pump only made matters worse, allowing water to seep in during heavy rains and snowmelt, especially in the laundry area. Worried about the long-term effects of water damage, he reached out to Ayers for a solution.

During our free inspection, our System Design Specialist identified water intrusion throughout the basement. The moisture buildup, combined with the ineffective sump pump, contributed to the damp conditions and musty smell. To address these issues, we recommended a comprehensive waterproofing system that would provide long-term protection. Our solution included installing a TripleSafe™ sump pump, WaterGuard® drainage system, and an extended discharge line to move water safely away from the home.

Our installation team got to work by first excavating the perimeter of the basement to install the WaterGuard® drainage system, designed to catch any incoming water and channel it toward the sump pump. Next, we installed the TripleSafe™ sump pump, which features a battery backup to keep the system running during power outages. Finally, we extended the discharge line far from the home to prevent exterior water from re-entering the basement.

The results were immediate. As water was redirected and properly discharged, the musty odor disappeared, and the basement became a dry, healthier space. With these upgrades in place, Van and his tenants now have peace of mind, knowing the home is well-protected from future water damage. The improvements not only ensured a safer and more comfortable living environment but also helped preserve the home’s long-term structural integrity.
