CleanSpace System Saves a Sale in Prudenville, MI

After inheriting this Prudenville, MI property was from his father, the new owner decided it was time to say goodbye to the place and put the home up for sale. He was then blindsided during the sale process when he found out that the home was suffering from a terrible case of moldy crawl space syndrome (not a real diagnosis, but you get the point). The inspector informed the new owner that if he wanted to have any chance of selling the home, he would need to eradicate the mold and encapsulate the crawl space to prevent it from happening again.

Because the house was located next to a lake, moisture was very common and the crawl space would need a full system to make sure mold didn’t return. Beneath the CleanSpace vapor barrier seen in the after photo, is a drainage matting. The drainage matting is designed to keep water from puddling up and force the flow of water towards a newly installed Smart drain for discharge. Not pictured from the installation, but also designed to put a stop to mold were the SaniDry crawl space dehumidifier and vent covers. The CleanSpace barrier will prevent moisture from coming through walls and the floor, and the air tight vent covers will stop moisture and humidity from entering through the wide vent entrances. With all of these products working together, this home will be protected from mold growth for years to come.

The barrier in the before photo was installed 15 years ago, and so far, it had kept the crawl space in pretty good shape. The only problem was that the barrier had started to accumulate some mold and condensation issues. As the owners prepared to winterize their summer home once again, they called us to look for an encapsulation that would better stand up to those moisture issues. The new barrier in the after photo is the CleanSpace system. Because of its inorganic material, the barrier won’t be able to grow mold like the previous system. The liner is also an extremely strong vapor barrier that, as you can see in the after photo, covers the floor and walls of the crawl space.

Harry P. slowly felt his home beginning to sink. Wanting to address the problem before it had the chance to get any worse, he gave us a call. Upon assessing Harry’s support system, we found the current distance between his homes supports to be too large. Our team members recommended the installation of six Smart Jacks between the current supports. The Smart Jack is a supplemental support system for crawl space applications. The Smart Jack effectively supports sagging beams and floor joists caused by, a length of span greater than spanning capability, floor load increased after construction, exceeding design values, and weakening over time due to high moisture and rot. We are so thankful for the opportunity to provide a permanent solution to the problem our new friend in Prudenville, MI faced. With this support solution in place, Harry’s foundation is the strongest its ever been.

Job Stories From Prudenville, MI
Helical Piers to Level Foundation

Gerald noticed that a corner of his home was sinking and wanted to find a long-lasting solution. Gerald contacted Ayers and allowed our resident foreman Blade to inspect the area.

Blade noticed stair-step cracks in the home's walls and realized the foundation under the house was shifting. To correct the issue Blade installed a Helical Pier to stabilize the home.

Helical Piers are a tool trusted by Ayers due to their non-intrusive nature compared to other foundational repair systems. The piers are long screw-shaped drives that are driven deep under the home at an angle. The drives keep going till they pass the weak soil and find new firm ground. The tops of the piers are capped with load-bearing caps that provide a flat surface for the home to rest upon.

Clean Crawl space with CleanSpace in Prudenville, MI

Mark Z. of Prudenville, MI had a vapor barrier from another company installed in his crawl space 15 years ago and it has failed, causing condensation and mold issues. Because of this, Mark gave us a call.

Our solution? The CleanSpace crawl space encapsulation system and the SaniDry CX crawl space dehumidifier. CleanSpace is a 20mm thick plastic lining that prevents entry of outside elements into the crawl space. No cold air, water, or dirt will surpass this boundary.

The SaniDry CX is a dehumidifier made for small space of a crawl space but has a powerful motor that absorbs up to 109 pints of water per day without its collection tray having to be emptied. That's right -- this dehumidifer is self-draining.

Mark, relax. We've got you covered with these products.

I would like an estimate to install Smart Jacks (8?) to support sagging floors in our cottage. In addition, the crawlspace needs to be encapsulated and insulated. The cottage will eventually require the installation of about 8 piers to raise and support the sinking foundation but we are waiting until next year to do that, due to budget. We also have a 3 seasons room that we need professional advice on how to insulate, etc. We just received an estimate from another company and feel they are just not that interested in our business. Thank you!

We have had water in our basement since April 21. The water seems to entering the basement through the space between the floor and the block walls. The worst was last week when we had about 40% of the floor covered with water, with a maximum depth of 1 inch. We are interested in stalling interior drain tile or anything else you would recommend. We heard about you from a local builder in Higgins Lake.
