The customer called us because their water softener emptied directly into their crawl space, with the water then pumped out by the sump pump. This was causing a lot of problems, from a damp and gross crawl space to mold appearing on the baseboards in the house above.

In addition to installing a new sump pump and water discharge system, we encapsulated the crawl space with the CleanSpace vapor barrier system. We also installed SmartJacks throughout the space to reinforce the support beams compromised by all of the moisture in the crawl space.

When our customer called wishing to install a sump pump in her crawl space to escape the endless cycle of the water softener draining into the space and causing problems, we didn't know that we would come across much worse problems.

Supports such as the ones shown in the "before" picture are unreliable and can be dangerous. When coupled with a moisture problem, the crawl space can wreak havoc on the floor of the home above the crawl space.

We replaced the unstable supports with the SmartJack assembly, which provides support and reinforcement to beams and the home's floor.

Water was leaking into this bank owned property through the basement walls and puddling on the floor. As you can see, the top half of the stone foundation was covered by the molding and failing fiberglass insulation which was offering little protection from the leaking walls behind it. The bottom half of the wall had a small retaining wall poured in front of it which was also allowing water to easily penetrate and leak down.

To create a barrier that would stop water from flowing into the basement, the crew removed the fiberglass insulation and replaced it with the foam spray, FrothPak. FrothPak is a waterproof insulation that can also be used to seal up leaks. For the retaining wall, the crew used the CleanSpace Wall Vapor Barrier  The plastic liner was installed to cover both the ledge and retaining wall, and it will allow water to drain behind the barrier. If water does continue to enter through the stone foundation, it will flow into a newly installed perimeter drainage system below (not pictured). With a full system like this working together, this basement will remain dry and will no longer need that gross fiberglass insulation.

Job Stories From Lake Odessa, MI
New Basement System in Odessa

Ken found a flood in his basement and couldn't find a source. He contacted Ayers and allowed our resident foreman Bruce to inspect the home. Bruce found that the home's sump pump was not powerful enough and some of the support structures needed reinforcement.

Bruce installed a TripleSafe pump and SmartJack piers to help the crawl space support the home.

TripleSafe is a trusted sump pump at Ayers due to its three levels of security. The first level is a powerful motor that has a high water capacity. The second level of security is a reserve motor that activates if the water surpasses a certain level on the initial motor. The third level of security is a backup battery that only activates if the home losses power.

Reversing Winter Heaving Lake Odessa, Mi

Michael's home was suffering from winter heaving. Seeing cracks in his walls and some bowing in the walls, he contacted Ayers. Our resident foreman Evan was able to inspect the area and listen to Michael's concerns.

Evan realized the home's foundation had shifted and prescribed Helical Piers to correct the home.

Helical Piers are a tool trusted by Ayers due to their non-intrusive nature compared to other foundational repair systems. The piers are long screw-shaped drives that are driven deep under the home at an angle. The drives keep going till they pass the weak soil and find new firm ground. The tops of the piers are capped with load-bearing caps that provide a flat surface for the home to rest upon.

Say Goodbye to a Dirty Crawl Space with CleanSpace

Robert S. from Lake Odessa, MI has a crawl space in his home. Before calling us, the crawl space had dirt, water, moisture, and mold infesting it. Robert had a vapor barrier installed but it had quickly dissolved and the problem persisted.

Our solution? The SaniDry CX and the CleanSpace. The CleanSpace crawl space encapsulation system is a thick plastic lining that seals off crawl spaces from the surrounding elements like dirt, water, and air. And as an added bonus, the CleanSpace system is developed with anti-microbial properties that prevent mold growth.

The SaniDry CX is a little beast of a dehumidifier. It can collect up to 109 pints of water per day without its collecting tray needing to be emptied, and is small enough to fit in even the tiniest crawl spaces.

SaniDry Dehumidifier for Crawl Space in Lake Odessa, MI

A wet crawl space is no surprise for a home that rests near a body of water. Moisture from the beneath the home can cause serious problems in a house, like sticking doors and windows. Tom Z. from Lake Odessa, MI needed a solution to this problem.

We installed our patented SaniDry dehumidifier. SaniDry is a self-draining dehumidifier, meaning it can collect up to 109 pints of water per day without its collection tray having to be emptied. SaniDry also has a revolutionary blowing motor that works extra hard to keep your crawl space dry.

Lake Odessa, MI Crawl Space Gets CleanSpace

Homes built near bodies of water are always quite susceptible to water problems in their basement or crawl space. This Lake Odessa home, built in 1989, had a crawl space that was partially insulated, but the owner, Doug, wanted it to be fully sealed.

Our solution? CleanSpace. We installed our patented CleanSpace crawl space encapsulation system to completely seal off Doug's crawl space from all the elements surrounding it. No cold air, water, or moisture of any kind can enter with CleanSpace. The system is also made with anti-microbial properties, preventing any mold growth.

Project Location: Lake Odessa, MI
My mother's 50 year home is built in the middle of a slope. There are basement windows (with window wells). Every Spring, when the ground is frozen and it rains, the window wells ( there are 3) fill with water. The water leaks thru the windows (sometimes it streams) into the basement. There is a sump pump that pumps the water to a dry well that about 25 feet from the house. There has been some work on the foundation to stop water leaks thru out the basement. I need the water from the windows to stop.
