David and Marie's Kalamazoo, MI home was built in 1912 with a crawl space built in the 40s. The crawl space was filthy and made the floors freezing during the winter. Our crew came out for n inspection and determined that David and Marie would need us to install drainage matting and CleanSpace Wall System.
Drainage matting is a liner for the crawl space that is placed underneath the CleanSpace plastic liner. If the crawlspace ever floods, the dimpled mat allows water to pass underneath to the drain and sump pump.
CleanSpace Wall System is a moisture barrier that uses a thick plastic liner along basement and crawl space walls to keep them dry and last decades longer. It also has antibacterial properties that prevent mold and bacteria growth. Damp air takes more energy to heat and cool. Cutting down on the moisture in the crawl space, in turn, will cut down on how much it costs to heat or cool the home.

Elma's crawl space was in rough condition since dirt and debris covered the floor. She did not have this area properly encapsulated to protect her home from outside pests or moisture. She decided to call Ayers for our crawl space repair options, so we sent a crew for an inspection. Our system design specialists recommended CleanSpace to encapsulate the area. Before we place this thick waterproof liner on the crawl space floor, we install the Drainage Matting first. This product gives the water leaking into the crawl space a channel underneath the liner. The raised dimples in the mat help direct the water to the sump pump system rather than accumulating on the floor. Next, we installed the airtight CleanSpace liner to provide a barrier between the moist ground and the home. This product has a vapor barrier that prevents the buildup of excess water that leads to mold or bacteria. When the crew showed Elma the results, she was shocked by the total transformation of her crawl space!

In six days, Ayers team of basement waterproofing and finishing professionals were able to totally transform Betty's basement. Ayers installed a TripleSafe basement sump pump with both a WaterGuard and WaterGuard XL drainage system and LawnScape outlet to properly drain the water from the basement when there is a flood or heavy rainfall. They also installed an IceGuard.

Marcos had a failing foundation on his building. The brick foundation was beginning to crack because of settlement. The windows were separating from the foundation, creating air leaks. Altogether, the brick building needed more support and stabilization.
Luckily, Ayers Basement Systems was able to tend to Marcos' needs and install a helical pier and push pier system to help raise his foundation back to its original condition, ultimately stabilizing and providing durable structure for the foundation again.
Ayers' push pier and helical pier assemblies ensure quality stabilization, preventing wall cracks that can allow water to leak in. Marcos now has a structurally sound building with the support it needs to remain stable and intact. The project was also completed in a minimal four day span.
In only two days, Ayers Basement Systems was able to transform Carl's damp, musty, and moldy basement into a dry, usable space.
Carl's basement was having trouble draining water properly, and instead it would just build up inside his basement space.
Ayers Basement Systems installed WaterGuard inspection ports, a WaterGuard XL drainage system leading to a LawnScape outlet and a 4" IceGuard all easing the strain on the SuperSump sump pump system. The Supersump is designed to pump the water from the basement out through the drainage lines to the drain in the yard, where the water safely distributes throughout the space provided outside.
When Deb and Craig saw that their garage floor was settling, they were immediately concerned. Of course, for their sinking garage but more for the home’s foundation that was resting on the soil nearby. Since the house was only 18 years old, they weren’t expecting or prepared for any major foundation issues. Hoping to find out once and for all if their home was slipping away, the couple gave us a call asking for an inspection and quote.
After taking a trip to Schoolcraft, MI and looking around the area, our system design specialist informed Craig and Deb that home was safe. The settling soil hadn’t affected their foundation. Unfortunately, they were still in no position to celebrate. After all, their garage was sinking away and the inspection revealed another problem. The slope of their concrete slabs was pushing water into the garage under the door. Luckily, our PolyLevel system could be used to treat both of these problems with just one installation. Injecting the waterproof foam under the concrete raised the slabs back to their original height and create a much more stable base that won’t sink away again. After slightly adjusting the height of the garage floor to guarantee that water flowed back down towards the outside of Craig and Deb’s garage, the crew installed a trench drain across the opening to the garage. Any ice that melts or rain water that flows down the gutters will be directed into the drain before it has a chance to reach the inside of the garage. With a leveled garage and a drainage system in place, Craig and Deb’s home shouldn’t have to worry about waterproofing or foundation work again.
Corey and Yolanda gave us a call because they were tired of their damp basement. The sink and washing machine had been hooked up wrong and were causing all kinds of leakage into their Kalamazoo, MI home. Add in an unreliable sump pump and their problem was the perfect recipe for disaster. Our system design specialist took a trip out to draw up a system that would solve their problems.
First up for the crew was installing a laundry lift station that would pump water out of the sink and washing machine in the correct way. Once the water was pumped into the discharge line, it needed somewhere to go. Since the previous sump pump wasn’t going to cut it, the crew replaced it with our most dependable system, the TripleSafe sump. The TripleSafe has two different backup pumps that will guarantee all of the water in the basement is pumped out, even in conditions like serious flooding or power outages. The water that was being pumped out would be deposited in Corey and Yolanda’s backyard by a LawnScape outlet, giving them a fully protected and dry basement.
Jerri had recently discovered water damage on the wood flooring underneath her basement window. It was a big blow to her because she had been planning on selling the house soon. Her inspection of the windows didn’t reveal any cracks, so she really had no idea where the water was coming from. Wherever the crack was, it was leaking a lot of water. The water damage spread almost a full 12 feet across. Luckily, there was no standing water to cause more damage, but that did little to calm Jerri’s worries about the leak. With nowhere else to turn and still no closer to discovering the source of the leak, Jerri gave us a call.
After investigating the leakage and wet floor boards for herself, our system design specialist recommended our Sentry Seal System to put a stop to Jerri’s problem. Sentry Seal is an exterior solution perfect for large cracks like these, especially when those cracks can’t be seen on the inside. The first step for the crew was excavating the soil adjacent to the leaking wall. Once the crew had access to the leaking part of the wall below the windows, they began the installation. They applied sticky waterproof resin to both the Sentry Seal membrane and the wall, and then applied the strands of Sentry Seal over the length of the wall. It was very important that the crew covered every inch of the wall, due to the vulnerability of wood floors. The organic material doesn’t stand up very well to water and can become a breeding ground for mold when wet. Finally, after the entire length of the wall was sealed up, the crew backfilled the soil and cleaned up the area.

Diane had done everything she could think of to waterproof her basement. When the leaks first started to happen, she assumed it was collected rainwater pouring down her roof and falling from the gutters. But after she replaced the roof and gutters and the leaks continued to happened, she was more confused than ever. Since Diane had done everything she could think of to stop the leaks, she called Ayers to have a professional come take a look. Our system design specialist took a trip out to Kalamazoo to see what he could find out about the situation. He was able to determine the leaks were groundwater coming in. Not only was the water leaking into the basement, the pressure was causing the walls to bend them inwards. Diane’s basement would require a waterproofing and foundation solution to stop the groundwater from taking over her foundation.
The first step for the crew was installing a perimeter drainage system, so the water could be captured and disposed of. The drainage system was installed under Diane's foundation at the foot of the wall to catch water as it leaks down. To aid the water on its way to the drainage system, the crew installed rigid plastic BrightWall panels over the poured walls. The panels were snapped into place in front of the walls to create a barrier between the leaking wall and the rest of the basement. Once in the drainage system, the water will be pumped out by a SuperSump sump pump. With new walls in place, it was time for the crew to stop the bowing motion. They did so with the PowerBrace system. Consisting of steel I-beams and special bracket attachments in front of the walls, the PowerBrace system prevents furthering bowing by halting any movement of the wall. They can even be tightened to help push the block walls back to their original position. Diane's basement shouldn't trouble her again with both a waterproofing and foundation system in place.
Carla and Alan had recently found that water would come into their basement during heavy rainstorms. They were worried that there was an issue with the foundation walls and didn’t know what to about it. It was a huge problem because part of the basement was finished and the water really damaged it. In fact, after one particular heavy storm, Carla and Alan emptied out 30 gallons of water. Once that happened, they knew they needed a solution and gave us a call.
Our system design specialist visited Carla and Alan in Kalamazoo, MI and assessed the situation. He determined that the best way to keep water out on a permanent basis was with a perimeter drainage system, sump pump, and two window drains. When the crew arrived, their first step was excavating part of the foundation floor to make room for the perimeter drainage system, WaterGuard. WaterGuard sits in the floor and wall joint to collect any rainwater that came in through the walls. A lot of the rainwater was also coming in below the basement windows. After the perimeter system was in place, the crew attached two duct drains below the windows that would lead water to the WaterGuard system. To make sure that Carla and Alan wouldn’t have to go through another ordeal like before, the crew gave them our most reliable sump pump system: the TripleSafe system. The TripleSafe discharge lines lead to a Lawnscape outlet in the backyard. With a full waterproofing system like this, Carla and Alan won't have to worry about water in their basement ever again.
Emily’s partially finished basement had been leaking for a long time. She was pretty sure the water was coming from a well pit outside. Unfortunately, knowing the source of the problem was no help to her. 12 years ago she had a contractor come out to address the same problem, but all they did was cover the leaks up with an unreliable sealant. The “silly putty sealant”, as Emily referred to it, had done very little to help with the leaking water. In fact, after one recent storm, she spent the entire next day vacuuming out water. Emily knew she had to do something about the leaking basement if she hoped to sell the house one day, so she gave us a call.
Instead of trying to make another seal like Emily's previous contractor, we provided the basement with a moisture barrier and a perimeter drainage system. The moisture barrier, CleanSpace Wall System, will escort water down the inside of the barrier to a perimeter drainage system at the foot of the wall. CleanSpace is a moisture-impenetrable liner that won’t allow water to pass through. Moisture will instead trickle down the wall to the floor. The WaterGuard system sits in the floor and wall joint of the basement to catch that water. Any water in the system will then be directed to a SuperSump for discharge out of the home. When Emily finally decides to sell her home, she won’t have to worry about those leaks again.
Water had been leaking into Robert’s basement repeatedly. It seeped through the foundation walls and puddled in two different areas: the bathroom and the room next to it. Water would leak through the wall that connected the two rooms and then flow down to the ground. There was an old window well in the same area that had been filled not too long ago and Robert thought that was what had caused the problem. The flooding was a huge threat to the finished basement, so Robert was ready to do whatever necessary to stop the leaks.
The crew’s solution was to install the FlexiSpan system. FlexiSpan is a two-layer drainage system that blocks water from entering the basement and carries the seepage to a drain well at the foot of the wall. Installing the drain well is the first step of the process. To do so, the crew had to excavate the cement floor and put in the drain. The first layer of FlexiSpan plugs the leaks and the second creates the drainage route. Above the FlexiSpan system, the crew also put in cinderblocks to replace the block windows that were thought to be the cause of the past leaks. Robert's walls should be completely protected from any future seepage.
Nicholas and Aleisha loved spending time in their finished basement—until their egress window started leaking a lot of water into the space. Ayers visited the home and removed the drywall which revealed soaked insulation and traces of mold. The carpet was also wet in some places. The couple was panicked and concerned that the water would ruin their basement, so in they decided to invest in our waterproofing system to address and prevent future damage.
After sealing the cracks where the water was coming entering with FlexiSpan crack repair, Waterguard, a subfloor drainage system was installed along the perimeter of the room. This specially designed piping collects water and reroutes it to the sump, but it sits on top of the footing, so it won’t get clogged with mud.
Once the drainage system was installed, our team installed EverLast panels on the bottom of the walls. These cement boards are won’t be damaged by water, are much harder than typical drywall, and are visually appealing. ThermalDry tile also replaced the carpet. These inorganic subfloor tiles won’t be damaged by water, and since they sit on pegs, if there is a leak, water can easily be dried without removing the flooring.
Not only was the initial problem fixed, but this basement was waterproofed and finished with durable materials to keep it dry for years to come.
This home in Vicksburg, MI was located on a lake, and with a finished basement it was a great place to spend time—except for when the water level of the lake was high. With a higher water table, the finished basement encountered some water, soaking the carpets throughout the space. The owners decided to protect the space for the future by installing a waterproofing system in the basement.
Our team got right to work installing WaterGuard along the perimeter of the room. This subfloor drainage system collects any leaks from the walls and reroutes water to the sump, pumping water out of the basement before it can even think about reaching the carpet. Since the piping is placed on top of the footing rather than alongside, it won’t get clogged with wet dirt either.
The current sump pump in the space was upgraded to our SuperSump. This sump works together with WaterGuard and is able to pump 220 gallons of water per hour at an 8-foot head out of the basement.
In order to fully complete the waterproofing system, we recommend installing a dehumidifier to keep the air just as dry as the surfaces in the basement. Our crew members installed a SaniDry dehumidifier in this home to do exactly that. SaniDry is energy efficient and hard working, wringing the air dry and automatically drains the water to the SuperSump.
Once the basement was waterproofed, the homeowners decided to refinish their basement with waterproof materials as well. BrightWall and ThermallDry inorganic subfloor tiles finish off the space nicely.
With a fully functional, waterproofed basement, this family can enjoy their lake home without having to worry about a lake in their basement.
Merilee called because she wanted to add an egress window to her finished basement, which she hoped to convert to an office. She was concerned about the price, but also the quality of work, and she chose Ayers for our great reputation and competititve pricing.
In addition to the egress window, we sealed a leaking crack with Flexispan and installed a TripleSafe sump pump to take care of some water issues, complete with IceGuard and a Lawnscape outlet on the discharge line. Merilee was interested in refinishing the basement in the future and knows that she can count on us for that project, too.
A leaking wall crack is a vicious cycle. Water comes in through the crack, which degrades the wall and widens the crack, which lets more water in, and so on and so forth. That's what was happening in Heather's basement when she called us.
Originating at the point where the water line entered the foundation, there was a crack 3-4 feet tall that allowed water in any time it rained or snow melted - basically, any moisture outside quickly made its way inside.
We used FlexiSpan to seal the wall crack, ensuring that it will stay sealed due to FlexiSpan's design. Instead of creating a rigid seal, the material moves with the crack as the wall shifts with changes in the weather, keeping everything sealed and dry.
Jennifer called us after buying what was supposed to be a rental property but before it could be rented out, she had to deal with the elephant in the room. The floors were not right. They were high in some places and low in others because the jacks in the basement were not doing what was needed to ensure a level floor throughout. She wanted an economical fix so that her income property didn't become just a money pit. Our team led by Project Foreman Ty Azevedo came in and installed SmartJacks and additional support beams in the areas that needed to be lifted. The SmartJacks were installed by first removing a cube of soil below the jack and then filling the hole with compacted stone. The footer plate for the jack was then layed on top of the stone and the jacks were put in place. This process ensures that the load from the floor above is transferred deep down to competent soil so that the jacks will stay in place and reliably support the home for years to come. The jacks are also adjustable and provided a great opportunity to lift the floors to their original position. Jennifer can now rent the home out and start making some extra income rather than just paying on a home that's sitting vacant with wonky floors.
Mark had a crack in his poured concrete walls that was leaking water. He put plaster over the crack in hopes that the water would stop. Unfortunately, it didn't work. Over time, the crack resurfaced and began to leak again. Mark needed a permanent solution for his basement to protect the carpet and trim from being ruined. FlexiSpan was an excellent solution for him. A dry well a few gallons in size was dug out beneath the crack. The well was filled with drainage stone and then concrete was replaced over top, aside from a small gap along the base of the wall to allow water to flow into the well. The crack was then sealed as first line of protection and then our CleanSpace moisture barrier was installed on the wall, floor to ceiling, around the crack. The system allows water to seep in and flow down the wall inconspicuously behind the CleanSpace material. The moisture flows down into the dry well and returns safely to the soil without puddling or harming any of the building materials or posessions in Mark's basement. The problem is now permanently solved.

Mark W. form Portage, MI had a basement that was leaking water in one room. The basement is finished and was built in 2000 with poured concrete. They couldn't really tell where the water was coming in. They discovered the water issue last week, and decided to pull up the carpet because it was soaked. There are hairline cracks in the floor of the basement. There is no sump pump.

Next, we installed WaterGuard. To finish off the project, we installed the SaniDry XP standing dehumidifier. SaniDry can collect up to 109 liters of water per day and has an air filter capable of removing particles as small as 2 microns. This is great for getting rid of any water vapor that lives in the basement.

We decided the best way to solve this problem would be to install our patented WaterGuard French drain system and TripleSafe sump pump system. Our fix? PolyLevel injection foam. We started by drilling penny-sized holes in the slab, creating entry points for the injection. Once the foam was injected, we refilled the holes, making the project very noninvasive. PolyLevel dried quickly and can be walked on after only 15 minutes, as well. This is a great solution for a sinking slab!
Carl and Vickie N. had their driveway and patio slabs mudjacked in the past after they had settled several inches. The problem seemed to be resolved at first, although the slabs sunk once again, causing the concrete to crack.

Our team of experts installed the FlexiSpan system to repair the cracked wall and take care of any water seepage. This home had a bowing foundation wall with a large horizontal crack. The homeowner was looking for an effective solution to save his failing wall and potentially shift it back to its original position.
To stabilize this wall, we installed both the PowerBrace and CarbonArmor systems. The PowerBrace system used steel braces that were installed in the floor at the base of the wall and then securely attached to the joists above the wall with steel brackets. After the system was tightened into place, the wall was held in place and would no longer shift or crack any further. We also installed the CarbonArmor system to further prevent the wall from bowing any further. A strong epoxy resin was painted on the wall at the location of each CarbonArmor strap. The strap was then adhered to the wall and secured into place with steel brackets, which immediately stabilized the wall. Both of these systems help to potentially pull the wall back to its original position.

This customer had a driveway that needed to be lifted. The slabs dropped about 2-3 inches and there was some erosion on the driveway as well. Several substantial cracks also formed on the slab that the homeowner wanted to address as well.

This customer contacted us because she was purchasing a home with block foundation walls that were pushing inward about an inch. Thankfully, our team of experts knew the perfect solution.
We used the PowerBrace system to completely stabilize the wall and prevent it from continuing to push inward. This system used a joist reinforcement method that transferred the weight of the wall evenly across the floor above to ensure other areas of the home were not impacted. The system used steel I-Beams that were installed directly on the wall. The beams were installed at the base of the wall and then connected to reinforced joists above the wall to secure the wall in place. Just like dental braces, this system can also be used to potentially push the wall back to its original position over time.
This 75-year-old home had a bowed basement wall with multiple cracks all the way down the middle. We installed the CarbonArmor and PowerBrace systems to completely stabilize the wall and hopefully help pull the wall back to its original position. To install the CarbonArmor straps, a special epoxy resin was painted onto the wall at the location of each strap in order to adhere the system to the wall. Steel brackets were then installed to further hold the wall and straps in place. The PowerBrace system used steel I-beams that were installed in the ground at the base of the wall and to the joists above the wall. Once secured and tightened into place, the beams immediately stabilized the wall and prevented it from shifting any further. Both of these systems work to potentially straighten the wall over time.
Tom is the oldest son in his family and he took it upon himself to get something done about the terrible odor coming from his father's crawl space.
