Honor, MI Long-Lasting Foundation Repair & Basement Waterproofing

This homeowner wanted to have the crawl space in his winter cottage home encapsulated and insulated. The cottage was on a sand hill, so there were no major water issues but the homeowner did notice the floors located above the crawl space were often cold. 

To begin this installation, we sealed the crawl space off from outside air by covering the vents with CleanSpace vent covers. These vent covers were sized to fit the specific vents located on the home and were then securely attached, which immediately created an airtight seal to prevent anything from entering the space.

In order to combat cold floors in the home, the crawl space needed to be insulated. To insulate the floor we installed TerraBlock foam insulation. Not only does it provide the homeowner’s knees with a cushion if he chooses to use the space, but it also has a vapor barrier to prevent moisture from entering and completely insulates the floor at the same time. 

FrothPak insulation was used to ensure all small openings in the crawl space walls were fully insulated. This insulation is different from fiberglass insulation because it doesn’t absorb ambient moisture and is resistant to mold growth.

The final part of this project was encapsulating the entire crawl space, including the piers, with the CleanSpace liner. This waterproof and vapor proof liner ensures unwanted moisture is unable to enter the space. The plastic liner is mold resistant and extremely durable to ensure it lasts as long as the house does. CleanSpace was placed on the walls and floors within the crawl space and securely attached to the walls to prevent it from falling down. 

These homeowners called because they were looking to encapsulate their crawlspace and install a dehumidifier in the basement that would drain into their existing sump system. 

The first part of this project was to install the CleanSpace liner to fully encapsulate their crawl space. The plastic liner is both waterproof and vapor proof to prevent any type of moisture from entering through the walls or the floor in the space. The material is extremely durable and the inorganic materials used prevent mold growth. The liner was cut for the dimensions of the crawl space and then laid out to cover the floor and the walls. We then securely fastened it to the walls to prevent it from falling down. 

The next issue we took care of was the high humidity levels in the basement. We installed a SaniDry XP, which is an effective dehumidification system. This system includes a large cold coil that air entering the system passes through. The moisture is removed from the air and then filtered to remove any particles. Next a powerful blower ensures dry air is distributed throughout the whole basement. The SaniDry automatically drains collected water into the home’s sump pump, which then pumps the water outside of the home.
