We received a call from these Greenville, MI customers less than a year after they installed a new Egress window into their basement. While the window had been installed correctly, whoever handled the installation hadn’t taken the necessary steps to prevent future complications. Water was seeping through the blocks whenever it rained heavily and leaking down to the floor, damaging the block walls along the way. Since looking at water damaged walls day in and out can grow a bit tiring, the couple gave us a call, hoping for something a bit more appealing.

Our Brightwall panels were attached over the block walls. The real benefit of BrightWall panels – besides not being an eyesore – is that they allow for drainage behind them. If water continues to leak through the stone walls, it won’t damage or grow mold on the rigid plastic panels. Instead, the water will flow down the stones and into the perimeter drainage system (pictured in the after photo) that the crew installed. Things are looking a whole lot brighter for this Greenville, MI home.

Restoring the Foundation of a Greenville Home

James is getting ready to leave his home to his daughter but realizes that the home's floors were sagging and cracks formed in the basement walls. Wanting the home to be safe for a new family, he contacted Ayers. Our resident foreman Randy was happy to inspect the home and found that the foundational soil had shifted, compromising the support structures.

 

To stabilize the soil Evan and his team installed Helical Piers. To correct the home's supportive works Evan installed SmartJack piers. Water had entered through some wall cracks so Evan sealed off the area with CleanSpace lining. To ensure there was no more moisture left in the home Evan treated the entire area with an industrial dehumidifier.

PowerBraces Stablized Bowed Basement Wall in Greenville, MI

This basement wall was bowed inward and had a large vertical crack that was allowing water to leak into the home. The PowerBrace system was installed which used steel I-Beams and a joist reinforcement method to effectively stabilize the foundation wall without negatively affecting the floors above. The braces stretched floor-to-ceiling, with one end installed in the floor at the base of the wall and the other end attached to the floor joists above. After tightening the system, the beams acted a brace to hold the wall in place. A tightening kit was also provided to aid in the straightening of the wall over time.

Cracked and Bowed Greenville, MI Wall Stabilized With Wall Anchors

This Greenville, MI Church had a cracked and bowed basement wall that needed to be fixed to ensure the building was up to code. There were cracks on both the inside and outside of the wall.

We installed the effective Geo-Lock wall anchor system to hold the wall in place and prevent it from continuing to bow and crack. Strong earth anchors were embedded into deep soil outside of the wall and connected by a steel rod to a wall plate that held the shifting wall in place. Once the system was tightened, the wall would no longer bow or shift out of place. The system can also be used to potentially straighten the wall back to its proper position over time.

We also installed wall anchor covers to ensure the look and feel of the basement was not disturbed.

Settled Greenville, MI Slabs Restored With PolyLevel System

This Greenville, MI home had multiple areas affected by slab settlement that the homeowner wanted resolved. The sidewalk leading to the front porch, the slab coming out of the garage and one slab within the garage were all cracked and settled.

We used the PolyLevel system to raise the sunken slab and address the weak soil issue below that was the root cause of the settlement. We drilled small holes in strategic locations on each affected slab in order to inject them with specialized polymers. These polymers were dense and lightweight to hold the weight of the slab without putting too much pressure on the soil below. Once the holes were injected, the polymers expanded to lift the slab back to its proper position. We also sealed any cracks in the slabs with NexusPro joint sealer to ensure they did not spread or increase in size.

SmartJacks Stabilizes Sagging Beams in Greenville, MI Crawl Space

Amy P. had an addition to her home that was not on the main foundation. The add-on was not done correctly and they had sinking beams that needed to be addressed.

We installed the SmartJack system to stabilize the sinking beam. We first installed multiple steel beams to replace the ineffective wood beams that were unable to hold the weight of the floor and home above. Next, we excavated cubes of soil at each SmartJack location, filled it in with compacted stone and then installed a structural footing that holds the system in place. The jack was then installed on top of the footing and attached to the steel beam above. The system was tightened into place to lift and stabilize the sagging beams.

Waterproofing Partially Finished Basement in Greenville, MI

These homeowners wanted to get a system installed that would waterproof their basement. The basement was partially finished with a crack on the north side and they were not sure if there was mold or mildew present. 

 

In order to waterproof the basement we installed the WaterGuard system that uses drainage pipes to collect and discard water that enters through the walls or through the crack in the home. We removed flooring around the interior perimeter of the basement in order to place the pipes. We made sure to place the pipes slightly away from the wall so water has room to drain from the wall into the flooring and then into the pipes. The system was also installed on top of the footing to prevent dirt or debris from clogging the system. Once the water enters the pipes it is taken directly to the home’s sump pump and then discharged from the home. The end of this installation involved covering the dug out trench with cement to fix the flooring but a small section up against the wall was left uncovered so water could enter into the pipes. We also installed an inspection port in the system that gives us access if a problem occurs so we do not have to rip the flooring up again.

Bowing Wall Repaired Before Home Sale In Greenville, MI

This homeowner gave us a call when he was trying to sell his home. He had an offer and things were moving along just fine until the home inspection. Unfortunately, the bowing wall in the basement was a deal breaker. This wall needed to be fixed so the home could go back on the market an get sold.

We came out and used a series of wall anchors along the affected area to help support the wall and provide an opportunity to straighten the wall over time with tightening. We excavated a small amount to soil on the exterior of the wall and removed the paneling on the interior. Geo-Lock earth anchors were buried in the ground away from the home and were connected to long steel geo-lock c-channels on the inside using steel rods. This provided strong even support across the wall and reduces the pressure that was causing it to move inward. The soil was filled back in on the exterior of the home and graded properly. Now this homeowner can refinish the wall and get his home sold. We look forward to seeing how it works out for him.
