This dirt crawl space was in terrible condition, but our team of experts knew just what to do. The main problem affecting this space was that the exposed earth creates a constant stream of water vapor and without properly removing that moisture, mold and rot can occur. As you can see in the before picture, the insulation is completely saturated with water and has fallen to the ground. Most insulation is made from organic material, making it the perfect home for mold to grow, not to mention fallen insulation will do nothing for your home. The “Stack Effect” causes air from the crawl space to travel up into your home, meaning any water vapor, mold spores, and musty smells will become present within your home.

In order to combat this problem we installed CleanSpace, which is a waterproof, plastic liner that is used to encapsulate a crawl space to keep the outside environment from getting in. We also installed SliverGlo, which is an energy efficient insulation that is moisture and mold resistant. Lastly, we used FrothPak spray foam insulation, which is also water-resistant so you wont have to worry about it becoming saturated and falling down.

Ted and Charlotte P. own a cottage in Grawn, MI. This wonderful couple was struggling with a constantly wet crawl space. Living near the lake, a high-water table was causing water and moisture to come up through the floor. While at their main residence down state, Ted and Charlotte saw one of our TV ads about addressed a wet crawl space.

Upon scheduling a free inspection and inviting us to their cottage, our new friends worked with our guiding experts to devise a solution that met their budget and solved their wet crawl space problems. After seeking other proposals, the right one was clear for Ted and Charlotte. The couple elected to have us install our CleanSpace Drainage Matting and the CleanSpace encapsulation system. Along with these solutions, we installed a highly efficient sump pump to ensure the crawl space remains dry. Since the installation of the new system, having a cottage on a lake has no longer been a sweat for our new friends. Call us today, to schedule your free estimate.

This Grawn couple do not have any issues in their crawl space but want to go ahead and take care of it in case something happens. It is also gross down there with dirt and a clear tarp on the ground so they want it to be in better shape. We used Drainage Matting to direct the flow of water to the sump pump and keep the water from being directly under the liner. We used the CleanSpace liner to keep out humidity, pests, and water vapor to keep the crawl space dry. Lastly, the SaniDry Sedona Dehumidifier to help keep the space dry and filter the air for mold or other small particles.

Job Stories From Grawn, MI
Stabilizing a Sinking Home in Grawn, MI

We first heard from this customer in spring of 2015 - first they had replaced a sticking door, then they saw that a toilet in one of the bathrooms seemed to have tilted so much that it turned in place. They knew their house was settling.

Sure enough, we performed an inspection and found that an entire side of the house was sinking. They were not ready to have work performed, though.

We heard from them again this spring - the house was still settling and they wanted another inspection. The problem was the same, but it had spread; where they once needed seven helical piers to stabilize the foundation, they now needed eight. These problems only get worse.

This time they were ready, and we installed the helical piers along the sinking side of their home to raise the house to its previous position and stabilize it against further sinking.

Raising a Sinking Grawn, MI Foundation with Helical Piers

When Randy and Codie of Grawn, MI first called us out to their home last June, they were already battling against a sinking foundation on one side of the home. Our system design specialist designed and quoted a piering job that he thought would save the foundation. However, Randy and Codie weren’t sure if they were ready to commit just yet, but they could definitely see the potential benefit. They were already dealing with the negative fallout from the settling foundation like uneven floors, doors sticking closed, and a toilet that had even started to turn in place. After a year passed and their problem continued to grow worse, Randy and Codie gave us a call for another inspection and an installation.

When our system design specialist completed his inspection of the home, it was clear that the problem had worsened. Repairing the sinking foundation would require more piers than the original plan had called for. In total, the crew installed eight different helical piers under Randy and Codie’s home, with six on the back side of the home and two more on the right. To install the piers, the crew first had to excavate the soil and gain access to the foundation. Once the soil was gone, the crew drove the piers deep into harder packed and more stable soil and then attached the foundation to the top of the piers. The idea is that the foundation sank because the soil it rested on wasn’t strong enough to support the house, but the deeper soil will be stronger and capable of handling more weight. After the piers were in place, the crew backfilled the soil around the foundation and cleaned up.

Though it was an extensive process, we think Randy and Codie would agree that the project was worth never having to worry about a sinking foundation again.
