The pipe exiting the basement wall in the before photo had been leaking and filling up the cinder blocks with water. Our crews patch up leaks like these with the sentry seal sealant. It’s a thick, waterproof membrane that protects against groundwater. The pipe led water away from the basement to an outlet in the yard. But with a leak in the wall, the water that should have been pumped out of the basement just ended up seeping back through the walls. Because the sentry seal membrane is used on wall cracks that are below ground, the crew normally needs to excavate the soil around the leak. However, in this case, the soil had already been excavated. As you can see in the after photo, the crew even used sentry seal over the pipe to make sure that neither it nor the wall would leak again.

Brandon called us to take a look at a large diagonal crack in his Michigan-style basement. His concern was that the crack would become more severe as the wall slowly failed. If left alone, Brandon was very right. Cracks like these don't just get better. It was only going to get worse unless something was done.

The best solution in this case was a series of 3 PowerBraces. These zinc-coated steel I-beams help to support the home above and evenly distribute the weight that they're supporting. They extend from the floor to ceiling where they connect to the joists at the top of the wall. What makes these beams unique from other I-beams is that they feature a tightening system at the top which allows the homeowner or our service team to possibly straighten and improve the condition of the wall over time. When we fix walls, we fix them with solutions that are intended to be a "once and for all" fix. Brandon won't be losing any sleep over this crack in the years to come.

Waterproofing a Basement in Frankfort, MI, Dealing with Pooling Water

We inspected Karen's basement in Frankfort, Michigan, to develop a plan to end the water pools in a problem corner. Our system design specialist determined our WaterGuard and TripleSafe sump pump systems together would eradicate these costly leaks. WaterGuard is an interior drainage system built into the subfloor of her basement along the perimeter of the walls. The drain collects leaks and sends them to TripleSafe. TripleSafe is a three-pump system fitting in one durable liner to ensure water stays off the floor. The third pump has a battery pack attached that keeps it running during power outages. PolyLevel Restored Settled Porch Slab in Frankfort, MI

The small porch outside of this Frankfort, MI home was settling and the homeowners were looking for an effective solution.

We used the specialized polymers in the PolyLevel system to lift and level the slab. We drilled small penny-sized holes in the slab and filled them with lightweight, high-density polymers. The polymers expanded and lifted the slab back to its proper level and prevented the porch from sinking again in the future.

SmartJacks Balance out a Frankfort, MI Cottage

The basement of this Frankfurt, MI cottage was built without any footers, meaning the foundation was anything but stable. The owners, Sally and Ken, had recently found that there were large cracks running through the basement and knew it meant bad things for their structural integrity. Having recently redone the upstairs, they would prefer for it not to fall into the basement. With that fear in mind, they gave us a call looking for a solution.

The crew used the SmartJack system to give Sally and Ken’s cottage floor the support it was missing. The jacks can be adjusted to almost any height, so they were perfect for lifting up the floor and balancing out the foundation. First up was adding steel supplemental beams to the floor joists. These beams stretched across the ceiling in the places that were in the most need of additional support. Before the SmartJacks could be installed the crew needed to guarantee they’re stability. To do so, the jack bases were placed into partially excavated sections of the floor and then covered with poured concrete to hold them in place. Lastly, all 11 jacks were raised to the appropriate height that would level out the floor above. Now Ken and Sally’s foundation is fully equipped to handle the pressure of the freshly redone cottage above.
