Foundation Repair Photo Album: Saving an Early 20th Century Home's Foundation

Chandra and Josh moved into the home 5 years ago and now they both want to stay here long term, now that their kids are older they feel now is the time to address some of the issues. Worried about the home's settlement which has been getting worse over the past year, they contacted Ayers to get a professional opinion. When our resident foreman Bruce arrived he inspected the area and found that one corner has sunk down about 4-6 inches. He did not find any cracks in the walls. The sinking was a result of weak support in the region of that structure so Bruce fitted the rim joist with new structural support and new modifications to the draining system to ensure the home is fully prepared.

SmartJack

To correct the sinking and setting in the home's crawl space Bruce installed a set of SmartJack piers. The piers are steel beams placed strategically along the rim joist and anchored into the ground with poured concrete. The tops are fixed with loadbearing joints that attach to the rim joist and the entire height is adjusted till constant pressure is applied to the support structure.

IceGuard

Often times the source of flooding can be due to the weather. Changes in temp affect the flow of water and Winter is a source of major change. If a home's draining system is not equipped for ice then the system will get clogged and eventually overflow. IceGuard is a modification that can be added to the outlet system that is attached to the sump pump. The shape of the IceGuard prevents ice from collecting and keeps the home's draining system working year-round.
