We received a call from these Fife Lake, MI customers because the joists in their cabin crawl space were rotting. When the cabin was raised years ago, the crawl space foundation was redone, and the joists hadn’t seen any repairs since. As you can see in the before pictures, time hadn’t been kind to the wood. The after photo shows where the crew reinforced the failing joists with galvanized steel beams. After the joists were fully supported, the crew installed our SmartJack system. The SmartJacks work just like normal jacks and were able to lift the sagging floor. Rotting joists won’t trouble this crawl space again.

Ron called because there was a 3x5 area in the crawl space - the area under the chimney - where the floor joists were rotting through. We added new supports to the existing joists and bolstered the whole area with two SmartJack crawl space support posts.

Fife Lake, MI, Floor Stabilized by SmartJacks

SmartJacks Stabilize Sagging Floors in Fife Lake, MI Crawl Space

Ron D. had a property with rotting floor joists that he was looking to replace. The joists were located in the crawl space and were starting to cause the floors above to sag, due to their inability to hold the weight of the home above. 

To stabilize the sagging floors we installed the SmartJack system that uses steel supports to stabilize the ceiling of the crawl space. To begin we sized and cut a galvanized steel beam to take the place of the ineffective, rotted beams. Next we removed a section of soil where the jack would be located, filled the hole with crushed stone and then installed a structural footing to hold the steel support columns. The steel columns were then attached to the footing and to the galvanized steel beam above. We tightened the entire system, which lifted and stabilized the floors above.

Providing a Solution in Fife Lake, MI That Other Companies Couldn't

Scott gave us a call because he was facing serious waterproofing issues in his basement. Water was coming in through the stairwell, cracks in the floor and down the foundation walls. Scott was in a pretty tough situation, and it didn’t improve much when he called two different companies looking for situations. Neither could offer a solution to the problem due to Scott’s foundation being made of two different materials. That’s when he called us.

At Ayers, we’ve seen just about every type of waterproofing issue there is, and we’ve installed products into every possible foundation. Our system design specialist drew up a plan to run a drainage system throughout the basement and then pump out the water using a sump pump. Collecting the leaking water would be a WaterGuard perimeter drainage system and TrenchDrain. WaterGuard sits in the floor and wall joints around the edge of the basement to collect any water that leaks down the walls. The TrenchDrains were set up at the foot of the stairs and outside of the doorway leading to the stairwell. Any water that would damage the stairwell will have to make it past both drains to do so. Once installed, both the TrenchDrain and WaterGuard were connected to a SuperSump system that would pump the water out. All the water will travel through sump’s discharge lines and to a LawnScape outlet for final disposal.

Hello, I am just in the researching stages of sealing up and insulating a crawl space under a manufactured home built in 1995. I would estimate the house is about 1200 sq ft and has roughly a 4' crawl space. It is clean, dry and is just needs to be refreshed.

Leaking corner of basement from bottom block/ floor seam. This is the corner or the mechanical room which is not finished. Cement outside in front of the garage has possibly begun to sink slightly sloping toward this corner; not sure if this is related.
