Michigan winters are brutal to for everyone, even our houses start to have issues with the drastic temperature change. Low temperatures can increase energy bills due to poor housing insulation; as well as increases in precipitation can cause flooding problems with poor waterproofing in crawlspaces. At Ayers Basement Systems, we recommend upgrading existing crawlspaces with two products: CleanSpace and SilverGlo. CleanSpace is a white vapor barrier that protects the house from invasive humidity and temperatures from the ground. SilverGlo goes on the wall to further insulate the crawlspace. With the addition of a sump pump, these upgrades will help to save money, reduce cold temperatures, and eliminate any organisms growing under our houses.
We were referred to this Empire, MI customer by a local realtor. Her issue wasn’t too bad. In fact, other than some hanging insulation and a little debris, it was one of the cleaner crawl spaces that we’ve worked on. She wanted an encapsulation that would keep it this way. The crew paid her a visit with our CleanSpace System to do just that. CleanSpace creates a barrier that is impenetrable by moisture and vapor saving crawl spaces from a host of problems, many that are much worse than just appearance. The wood support beams in the photos are especially at risk. If moisture enters, they may begin to rot or grow mold. But as you can see in the after photo, the entire room was encapsulated and there is no possible entry for moisture, even the joints were sealed with the spray foam insulation - Froth Pak. The plastic white liner also gives the crawl space a very bright and clean look.
This home had some minor cracks starting in their crawl space walls, which is a sign that water is coming through. Moisture in a crawl space is bad because it can cause mold, weakening floor joists and crumbling walls. We were able to help this family by installing our CleanSpace system, which is super durable so that they can still walk on it and store belongings on top. We also put in drainage matting to direct the flow of water where it needs to go and put our SilverGlo insulation in to keep energy costs down. This crawl space looks great with our CleanSpace System while also keeping water out.

Ed contacted us to look at his crawl space because he was concerned about the dampness and musty smells but didn't know what the options to fix the issues were. First we laid down Drainage Matting that has dimples in it which allow for the flow of water under the liner and directs the water to the sump pump system. We then installed TerraBlock Crawl Space Floor Insulation which includes a vapor barrier that keeps moisture from making its way up through dirt, stone, or concrete crawl space floors. On top of the TerraBlock, we installed the CleanSpace Liner which is a thick durable liner that prevents water vapor and humidity from passing through. The liner also protects your structure from mold and rot since it keeps the area dry. By sealing the crawl space, you also keep away odors and allergenic mold spores that would otherwise rise up through the floor and into your home. Lastly we installed SilverGlo Crawl Space Wall Insulation which contain tiny graphite particles that give it that silver/gray shine. This insulation reflects heat back into your crawl space for ultimate energy savings.
