Cracked and Bowed Basement Wall in Bear Lake, MI

This Bear Lake, MI home had a cracked foundation wall that was beginning to bow. The homeowner was looking for a reliable solution that would stabilize the wall and prevent it from shifting any further.

We installed the Geo-Lock wall anchor system to hold the wall in place and potentially shift it back to its original position. Specialized earth anchors were placed deep into the soil outside of the failing wall and were then connected to the wall with steel wall anchors. The system was secured into place with steel rods and tightened to automatically hold the wall in place. The homeowner also received a tightening kit that can be used to tightened the wall over time in order to help pull it back to its proper position.

Encapsulating a Bear Lake Crawl Space for Comfort and Energy Savings

Sometimes your crawl space doesn't have to have an inch of water in it to be a problem. Sometimes it can just be...dingy. Proximity to water doesn't help (you've smelled lakes - now put that smell in your crawl space) and can cause mold problems that affect everything from your health to your home's structural integrity. And on top of it all, crawl spaces can be a huge energy suck, forcing your HVAC system to work overtime and your bills to skyrocket.

In the case of this crawl space, all of the above were occurring. We installed CleanSpace vapor barrier with drainage matting, which helps create just enough of a gap for any moisture present to drain away without pooling and sticking to the CleanSpace from below. We also insulated the crawl space using FrothPak spray insulation on the rim joist (that spot between the ceiling and your home) and SilverGlo panels on the crawl space walls. Both are waterproof and inorganic, which means they don't allow mold to grow and won't be degraded by water like fiberglass insulation. Finally, we installed a new Everlast crawl space door to ensure an airtight, protective entrance.

Encapsulating a Moldy Crawl Space in Bear Lake, MI

Our customer called with a dirty, musty, moldy crawl space. The floor was riddled with fiberglass insulation (which has no business being anywhere near a crawl space) and debris, and the plastic liner covering the floor was bunched up and acting more as large debris than anything protective. The crawl space had eight vents, which explains much of the problem. 

It's not uncommon for homes near bodies of water to have moldy crawl spaces; the higher water table and proximity to the water, especially when the crawl space is vented, allows for greater water influx. Full encapsulation is the only way to protect your home from the effects of mold and get away from that musty smell.

We used CleanSpace vapor barrier to encapsulate the crawl space; CleanSpace forms a seal in the crawl space, protecting it, and by extension your home, from the elements. We also covered the vents to prevent air and water entry, and installed a SmartSump sump pump and SaniDry dehumidifier to keep moisture under control.
