This home in Portage, MI had some stair-step cracks in the foundation wall. Most of the time this happens from the soil outside your foundation walls expanding. This home had a special case where a tree root was actually causing the wall to bow inward and create the cracks they were seeing inside their home.
To take care of the cracks we installed our PowerBrace system. PowerBraces can be tightened to allow for improvement of the wall over time. They are also zinc coated so you don't have to worry about them rusting out. These are also a good option if you don't have room for excavation on the outside of your home.
As the fall season starts to transition into the cold Michigan winter, insulation starts to matter more and more for both energy costs as well as comfort. Crawlspace insulation is often overlooked by many homeowners. However, insulating and protecting your crawlspace is very important. Not only does upgrading your crawlspace reduce energy costs, keep creepy crawlies out, keep floors warms, it also helps add thousands of dollars in home value. Using a vapor barrier called CleanSpace that covers the ground, combined with SilverGlo insulating wall panels; this crawlspace is now transformed into a cost efficient place that any homeowner would feel comfortable living above.
As yet another Michigan winter is in full effect, cold feet and energy costs are coming along as well. Improper crawl space and insulation can costs hundreds of dollars in the span of a year; thousands over the life span of a home. To help save energy, reduce humidity, and reduce the amount of cold air entering your house, we recommend a crawl space upgrade with CleanSpace and SilverGlo. CleanSpace is a white vapor barrier that is used to reduce humidity and keep those creepy animals out of your home and crawl space. SilverGlo is wall insulation that helps keep any cold and humidity from entering your home. With these two additions, Michigan winters don't stand a chance.
We were called when the customers noticed they had two bowing walls in the basment that were causing leaks as well as cracking outside the house. They were planning on selling the home so they needed to walls fixed before they could do that.
We installed GeoLock Anchors to halt the movemnt of the wall. GeoLock Anchors are made of steel and are suspended into hard, stable soil. They anchor into the stronger soil to brace the foundation wall and keep any further movment from happening. The installation causes very minimal disturbance to your yard and they dont take up usable space in your basement!
Jeff had noticed his front porch concrete slab was settling due to the poor compacted soil. We used PolyLevel to lift the concrete back to a level position. This light weight foam is waterproof and stable so it won't get washed away or react with the soil underneath. It only takes about 15 minutes to cure so it won't be an inconvenience for the homeowners.
